AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE ROBERT
STEVENSON LEAGUE IN BRAZOS COUNTY, TEXAS, BEING A PART OF THAT 100.03 ACRE TRACT
CONVEYED TO AREA PROGRESS CORPORATION AND DESCRIBED IN VOLUME 429, PAGE 763,
PAGE 766 and PAGE 769 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING MORE
FULLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM AGRICULTURAL
OPEN SPACE DISTRICT A -0 TO COMMERCIAL INDUSTRIAL DISTRICT C -2 AND APARTMENT LOW
DENSITY DISTRICT R -4.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, July 22, 1982 on the question of rezoning certain areas within the
city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following two (2) tracts of land
lying and being situated in the Robert Stevenson League in College Station,
Brazos County, Texas and being more fully described by metes and bounds as
follows:
TRACT NO. l.:
BEGINNING at the easterly corner of that 54.93 acre tract described in
Ordinance No. 1244 of the City of College Station, Texas.
THENCE S 32 12' 28" E - 530.00 feet along the southwest line of Texas Avenue;
THENCE S 56 19' 13 W - 1024.4 feet;
THENCE N 33 40' 47" W - 144.84 feet to the P.C. of a curve to the left
(R= 210');
THENCE along the arc of said curve through a central angle of 14 20' 16"
to the P.T. of said curve;
THENCE N 48 O1' 03" W - 697.98 feet to the P.C. of a curve to the right
(R= 190');
THENCE along the arc of said curve through a central angle of 17 51' 33"
to the P.T. of said curve;
THENCE N 30 09' 30" W - 130.04 feet to the southeast line of the said
54.93 acre tract;
THENCE along the arc of a curve to the left (R= 1060') in a northeasterly
direction through a central angle of l 30' 37" to the 1?,T.of said curve;
THENCE N 57 47' 32" E - 383.30 feet along a southeast line of the said
54.93 acre tract;
THENCE S 32 12' 28" E - 500.00 feet along a southwest line of the said
54.93 acre tract;

THENCE N 57 47' 32" E - 817.60 feet along a southeast line of the said
54.93 acre tract to the Point of Beginning and containing 17.69 acres of
land more or less from Agricultural Open Space District A -0 to Commercial
Industrial District C -2.
TRACT NO. 2:
BEGINNING at the intersection of the southeast line of Rock Prairie Road
and the northeast line of that 18.83 acre tract conveyed to the City of College
Station, Texas, by deed recorded in Volume 448, Page 234 of the Deed Records
of Brazos County, Texas.
THENCE S 42 21' 16" E - 206.95 feet along the northeast line of the said
18.83 acre tract to the most easterly corner of same;
THENCE S 17 18' 19" W - 33.00 feet along the southeast line of the said
18.83 acre tract to a corner;
THENCE S 48 O1' 03" E - 902.99 feet along the southwest line of the said
100.03 acre tract;
THENCE N 89 47' 21" E - 546.46 feet;
THENCE S 33 40' 47" E - 70.00 feet;
THENCE N 56 19' 13" E - 834.38 feet;
THENCE N 33 4o' 47" W - 144.84 feet to the P.C. of a curve to the left
(R= 210');
THENCE along the arc of said curve through a central angle of 14 20' 16 to the
P.T.of said curve;
THENCE N 48 O1' 03" W - 697.98 feet to the P.C. of a curve to the right
(R=190');
THENCE along the arc of said curve through a central angle of 17 51' 33" to
the P.T. of said curve;
THENCE N 30 09' 30 W - 170.04 feet;
THENCE along the arc of curve to the right (R= 1020 in a southwesterly
direction through a central angle of 19 30' 31" to the P.T. of said curve;
THENCE S 78 47' 23" W - 549.63 feet to the most easterly corner of
Southwood Terrace section 3C, which is also the P.C. of a curve to the left
(R =960') in the southeast line of Rock Prairie Road;
THENCE along the arc of said curve through a central angle of 18 38' 31
to the P.T. of said curve;
THENCE S 60 08' 52" W - 197.48 feet along the southeast line of Rock
Prairie Road to the Point of Beginning and containing 35.59 acres of land
more or less from Agricultural Open Space District A -0 to Apartment Low
Density District R -4.
