HomeMy WebLinkAbout1982-1353 - Ordinance - 03/25/1982ORDINANCE NO. 1353 AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 850, REVISING AND CLARIFYING DISTRICT R -3 TOWNHOUSE /ROWHOUSE PURPOSE; DELETING DUPLEX DWELLING UNITS AS A PERMITTED USE IN DISTRICT R -3; ESTABLISHING DUPLEX DWELLING UNITS AS A CON- DITIONAL USE IN DISTRICT R -3; REVISING THE PERMITTED USES FOR DISTRICT C -2 COMMERCIAL - INDUSTRIAL AND DISTRICT M -2 HEAVY INDUSTRIAL; AMENDING THE DISTRICT USE SCHEDULE - TABLE A AND; REVISING OFF- STREET PARKING REQUIREMENTS FOR VETERINARY CLINICS. WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, March 25, 1982, on the question of amending the Zoning Ordinance No. 850; AND WHEREAS, the City Council has determined to amend Ordinance No. 850; THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: The Zoning Ordinance No. 850 is hereby amended as follows: Section 5 -G TOWNHOUSE /ROWHOUSE: 5 -G.1. PURPOSE: This district contains'land which is to be used for a unique type of dwelling, which is designed for individual ownership or ownership in group of single family attached residences constructed on individually platted lots. Section 5 -G.2. PERMITTED USES is amended to delete duplex dwelling units, built under the zoning restrictions of District R -2. Section 5 -G.3. CONDITIONAL USES PERMITTED is amended to include: Duplex dwelling units, built under the zoning restrictions of District R -2, with each dwelling unit constructed on an individually platted lot with a minimum 2 hour firewall provided between each dwelling unit. Section 5 -K.2. PERMITTED USES FOR DISTRICT C -2, COMMERCIAL INDUSTRIAL, is amended to include: Lumber and building material sales and storage. Section 5 -M.2. PERMITTED USES FOR DISTRICT M -2, HEAVY INDUSTRIAL, is amended to delete lumber and building material sales and storage. THE DISTRICT USE SCHEDULE - TABLE A, is amended as shown attached with note "G" added as follows: The minimum lot width for duplex dwelliings may be reduced to 30 ft /DU when all required off - street parking is provided in the rear yard. 0363Z ORDINANCE NO. 1353 page 2 Section 7 -C. NUMBER OF OFF- STREET PARKING SPACES REQUIRED, THE TABLE OF MINIMUM OF STREET PARKING REQUIREMENTS is amended to delete the parking require- ment for Medical, Dental, or Veterinarian Clinic. The following parking requirements shall be added to the table of OFF STREET PARKING REQUIREMENTS. TYPE OF GENERATOR UNIT SPACES PER PLUS -FOR UNIT Medical or Dental 100 S.F. 1 1 per 2 employees Clinic Veterinary Clinic 200 S.F. PASSED AND APPROVED THIS 25TH DAY OF MARCH, 1982.
