HomeMy WebLinkAbout1982-1390 - Ordinance - 11/11/1982a P� ORDINANCE NO. 1390 AN ORDINANCE REZONING FOUR TRACTS OF LAND LYING AND BEING SITUATED IN THE RICHARD CARTER LEAGUE, A -8, COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING MORE FULLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R -1, APARTMENTS LOW DENSITY DISTRICT R -4 AND GENERAL COMMERCIAL DISTRICT C -1 TO TOWNHOUSE - ROWHOUSE DISTRICT R -3, ADMINISTRATIVE - PROFESSIONAL DISTRICT A -P. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, November 11 1982, on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of the following four (4) tracts of land all lying and being situated in the Richard Carter League, A -8, College Station, Brazos County, Texas and being more fully described by metes and bounds as follows: TRACT NO. 1 Being a 0.124 acre tract or parcel of land lying and being situated in the Richard Carter League, A -8, College Station, Brazos County, Texas, and being a part of the 91.984 acre tract conveyed to Brazosland Properties, Inc. by Bert Wheeler, Trustee, in the Deed recorded in Volume 485, Page 499, of the Deed Records of Brazos County, Texas, and being more particularly described as follows: BEGINNING at a concrete right -of -way marker found marking the east corner of the 91.984 acres tract, said concrete right -of -way marker being located in the southwest right -of -way line of the State Highway No. 6 East By -pass; THENCE N 36 0 09 '02 "W along the southwest right -of -way line of the State Highway No. 6 East By -pass, same being a northeast line of the 91.984 acres tract, for a distance of 640.00 feet to a point for corner; THENCE S 53 "W for a distance of 113.81 feet to a point for the PLACE OF BEGINNING of the herein described tract of land; THENCE S 44 "W for a distance of 638.26 feet to a point for corner, said point being located in the northeast right -of -way line of a proposed street; THENCE N 45 0 38 1 21 "W along the northeast right -of -way line of the proposed street for a distance of 4.03 feet to a point for corner; THENCE N 44 "E for a distance of 270.00 feet to a point for angle point; THENCE N 40 0 25 '34 "E for a distance of 244.36 feet to a point for angle point; THENCE N 53 "E for a distance of 126.19 feet to the PLACE OF BEGINNING contain - int 0.124 acres of land, more or less, from Single Family Residential District R -1 to Townhouse - Rowhouse District R -3. TRACT NO. 2 Being a 1.514 acre tract or parcel of land lying and being situated in the Richard Carter League, A -8, College Station, Brazos County, Texas, and being part of the 91.984 acres tract conveyed to Brazosland Properties, Inc. by Bert Wheeler, Trustee, in the Deed recorded in Volume 485, Page 499, of the Deed Records of Brazos County, Texas, and being more particularly described as follows: 03732 Ordinance NO. 1390 Page 2 Commencing at a concrete right -of -way marker found marking the east corner of the 91.984 acres tract, said concrete right -of -way marker being located in the southwest right -of -way line of the State Highway No. 6 East By -pass; THENCE N 36 0 09'02 "W along the southwest right -of -way line of the State Highway No. 6 East By -pass, same being a northeast line of the 91.984 acres tract for a distance of 1,190.68 feet to a point for the PLACE OF BEGINNING of the herein described tract of land, said point being located in the centerline of a proposed street; THENCE N 36 W along the southwest right -of -way line of the State Highway No. 6 East By -pass, same being a northeast line of the 91.984 acres tract for a dis- tance of 304.88 feet to an iron rod for corner, said iron rod marking an angle point in the said southwest right -of -way line and the said northeast line; THENCE S 53 W for a distance of 166.86 feet to a point for corner; THENCE S 36 E for a distance of 70.00 feet to a point for angle point; THENCE S 02 E for a distance of 162.15 feet to a point for angle point; THENCE S 36 E for a distance of 100.00 feet to a point for corner, said point being located in the centerline of a proposed street; THENCE N 53 E along the centerline of the proposed street for a distance of 256.84 feet to the PLACE OF BEGINNING containing 1.514 acres of land, more or less, from Apartments Low Density District R -4 to Administrative - Professional District A -P. TRACT N0.3 Being a 3.156 acre tract or parcel of land lying and being situated in the Richard Carter League, A -8, College Station, Brazos County, Texas, and being part of the 91.984 acres tract conveyed to Brazosland Properties, Inc. by Bert Wheeler, Trustee, in the Deed recorded in Volume 485, Page 499, of the Deed Records of Brazos County, Texas, and being more particularly described as follows: Commencing at a concrete right -of -way marker found marking the east corner of the 91.984 acres tract, said concrete right -of -way marker being located in the southwest right -of -way line of the State Highway No. 6 East By -pass; THENCE N 36 W along the northeast line of the 91.984 acres tract, same being the southwest right -of -way line of the State Highway No. 6 East Bypass, for a distance of 1,190.68 feet to a point for corner, said point being located in the center- line of a proposed street; THENCE S 53 W along the centerline of a proposed street for a distance of 256.84 feet to a point for the PLACE OF BEGINNING of the herein described tract of land; THENCE S 53 "W along the centerline of a proposed street for a distance of 270.00 feet to a point for corner; THENCE N 36 W for a distance of 203.76 feet to a point for angle point; THENCE N 43 W for a distance of 101.96 feet to a point for corner; THENCE N 53 E for a distance of 511.23 feet to a point for corner; 03733 Ordinance NO. 1390 Page 3 THENCE S 36 0 09 '17" E for a distance of 70.00 feet to a point for angle point; THENCE S 02 E for a distance of 162.15 feet to a point for angle point; THENCE S 36 0 09 '17" E for a distance of 100.00 feet to the PLACE OF BEGINNING con- taining 3.156 acres of land, more or less from Apartments Low Density District R -4 to Townhouse - Rowhouse District R -3. TRACT NO. 4 Being a 2.269 acre tract or parcel of land lying and being situated in the Richard Carter League, A -8, College Station, Brazos County, Texas, and being part of the 91.984 acres tract conveyed to Brazosland Properties, Inc. by Bert Wheeler, Trustee, in the Deed recorded in Volume 485, Page 499 of the Deed Records of Brazos County, Texas, and being more particularly described as follows: Commencing at a concrete right -of -way marker found marking the east corner of the 91.984 acres tract, said concrete right -of -way marker being located in the southwest right -of -way line of the State Highway No. 6 East By -pass; THENCE N 36 0 09 1 02" W along a northeast line of the 91.984 acres tract, same being the southwest right -of -way line of the State Highway No. 6 East By -pass, for a distance of 1, feet to an iron rod for corner, said iron rod marking an angle point in the said northeast line and southwest right -of -way line; THENCE S 53 W for a distance of 526.86 feet to a point for the PLACE OF BEGINNING of the herein described tract of land; THENCE S 53 W for a distance of 151.23 feet to a point for corner; THENCE N 43 0 31 '10" W for a distance of 649.35 feet to a point for corner; THENCE N 46 E for a distance of 149.98 feet to a point for corner; THENCE S 43 0 31 '10" E for a distance of 668.74 feet to the PLACE OF BEGINNING con- taining 2.269 acres of land, more or less, from General Commercial District C -1 to Townhouse - Rowhouse District R -3.
