HomeMy WebLinkAbout1981-1332 - Ordinance - 12/10/1981ORDINANCE NO. 1332 AN ORDINANCE REZONING FIVE TRACTS OF LAND LYING AND BEING SITUATED IN THE MORGAN RECTOR LEAGUE, ABSTRACT 46, BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R -1 TO SINGLE FAMILY RESIDENTIAL DISTRICT R -lA, TOWNHOUSE- ROWHOUSE DISTRICT R -3, APARTMENT /MEDIUM DENSITY DISTRICT R -5, ADMINISTRATIVE /PROFESSIONAL DISTRICT A -P, AND NEIGHBORHOOD BUSINESS DISTRICT C -N. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, December 10, 1981, on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of the following five (5) tracts of land all lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being more fully described by metes and bounds as follows: TRACT NO. 1: Being a 3.796 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being a portion of the following described tracts: (1) a 23.35 acre tract conveyed to Ronald Cruse, Trustee by Kenneth Krenek by deed recorded in Volume 474, page 465 of the Deed Records of Brazos County, Texas; (2) a 17.44 acre tract conveyed to Ronald Cruse, trustee by Lillian Thompson et vir by deed recorded in Volume 477, page 315 of the Deed Records of Brazos County, Texas; Said 3.796 acre tract being more particularly described by metes and bounds as follows: BEGINNING at the north corner of the aforementioned 17.44 acre tract, also lying on the southeast right -of -way line of Southwest Parkway; THENCE S 44 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 415.76 feet to a point for corner; THENCE S 45 20' 11" E for a distance of 608.95 feet to the PLACE OF BEGINNING; THENCE continuing S 45° 20' 11" E for a distance of 132.71 feet to a point for corner; THENCE S 44 58' 51" W for a distance of 726.41 feet to an angle point; THENCE S 44 47' 18" W for a distance of 549.61 feet to a point for corner; THENCE N 45 20' 11" W for a distance of 127.50 feet to a point for corner; THENCE N 44 39' 49" E for a distance of 1276.00 feet to the PLACE OF BEGINNING and containing 3.796 acres of land, more or less from Single Family Residential District R -1 to Single Family Residential District R -lA. TRACT NO. 2: Being a 3.296 acre tract or parcel of land, lying and being situated�� Morgan ORDINANCE 1332 Page 2 Rector League, Abstract 46, Brazos County, Texas and being a portion of the following described tracts; (1) a 23.35 acre tract conveyed to Ronald Cruse, Trustee by Kenneth Krenek by deed recorded in Volume 474, page 465 of the Deed Records of Brazos County, Texas; (2) a 17.44 acre tract conveyed to Ronald Cruse, Trustee by Lillian Thompson et vir by deed recorded in Volume 477, page 315 of the Deed Records of Brazos County, Texas; Said 3.296 acre tract being more particularly described by metes and bounds as follows: BEGINNING at the north corner of the aforementioned 17.44 acre tract also lying on the southeast right -of -way line of Southwest Parkway; THENCE S 44 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 415.76 feet to a point for corner; THENCE S 45 20' 11" E for a distance of 496.45 feet to the PLACE OF BEGINNING; THENCE continuing S 45° 20' 11" E for a distance of 112.50 to a point for corner; THENCE S 44 39' 49" W for a distance of 1276.00 feet to a point for corner; THENCE N 45 20' 11" W for a distance of 112.50 feet to a point for corner; THENCE N 44 39' 49" E for a distance of 1276.00 feet to the PLACE OF BEGINNING and containing 3.296 acres of land, more or less from Single Family Residential District R -1 to Townhouse - Rowhouse District R -3. TRACT NO. 3: Being a 13.046 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being a portion of the following described tracts: (1) a 23.35 acre tract conveyed to Ronald Cruse, Trustee by Kenneth Krenek by deed recorded in Volume 474, page 465 of the Deed Records of Brazos County, Texas; (2) a 17.44 acre tract conveyed to Ronald Cruse, Trustee by Lillian Thompson et vir by deed recorded in Volume 477, page 315 of the Deed Records of Brazos County, Texas; Said 13.046 acre tract being more particularly described by metes and bounds as fol- lows: BEGINNING at the north corner of the aforementioned 17.44 acre tract, also lying on the southeast right -of -way line of Southwest Parkway; THENCE S 44 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 415.76 feet to the PLACE OF BEGINNING: THENCE continuing S 44° 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 660.00 feet to a point for corner; THENCE S 45 20' 11" E for a distance of 200.00 feet to a point for corner; THENCE S 44 39' 49" W for a distance of 326.00 feet to a point for corner; THENCE N 45 20' 11" W for a distance of 200.00 feet to a point lying on the southeast 03565 ORDINANCE NO. 1332 right -of -way line of Southwest Parkway; Page 3 THENCE S 44 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 290.00 feet to an iron rod for corner; THENCE S 45 20' 11" E for a distance of 496.45 feet to a point for corner; THENCE N 44 39' 49" E for a distance of 1276.00 feet to a point for corner; THENCE N 45 20' 11" W for a distance of 496.45 feet to the PLACE OF BEGINNING and containing 13.046 acres of land, more or less from Single Family Residential District R -1 to Apartment /Medium Density District R -5. TRACT NO. 4: Being a 5.12 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being a portion of a 17.44 acre tract conveyed to Ronald Cruse, Trustee by Lillian Thompson et vir by deed recorded in Volume 477, page 315 of the Deed Records of Brazos County, Texas and being more particularly described by metes and bounds as follows: BEGINNING at the north corner of the aforementioned 17.44 acre tract, also lying on the souteast right -of -way line of Southwest Parkway; THENCE S 44 39' 49" W along the said southeast right -of -way line of Southwest Parkway for a distance of 415.76 feet to a point for corner; THENCE S 45 20' 11" E for a distance of 741.66 feet to a point for corner; THENCE N 44 58' 51" E for a distance of 185.11 feet to a point for corner; THENCE N 28 05' 00" W along the northeast line of the 17.44 acre tract for a distance of 7771.68 feet to the PLACE OF BEGINNING and containing 5.12 acres of land, more or less from Single Family Residential District R -1 to Administrative /Professional District A -P. TRACT NO. 5: Being a 1.497 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being a portion of the following described tracts: (1) a 23.35 acre tract conveyed to Ronald Cruse, Trustee by Kenneth Krenek by deed recorded in Volume 474, page 465 of the Deed Records of Brazos County, Texas; (2) a 17.44 acre tract conveyed to Ronald Cruse, Trustee by Lillian Thompson et vir by deed recorded in Volume 477, page 315 of the Deed Records of Brazos County, Texas; Said 1.497 acre tract being more particularly described by metes and bounds as follows: BEGINNING at the north corner of the aforementioned 17.44 acre tract, also lying on the southeast right -of -way line of Southwest Parkway; THENCE S 44 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 1075.76 feet to the PLACE OF BEGINNING: THENCE continuing S 44° 39' 49" W along the southeast right -of -way line of Southwest Parkway for a distance of 326.00 feet to a point for corner; 03566 ORDINANCE NO. 1332 Page 4 THENCE S 45 20' 11" E for a distance of 200.00 feet to a point for corner; THENCE N 44 39' 49" E for a distance of 326.00 feet to a point for corner; THENCE N 45 20' 11" W for a distance of 200.00 feet to the PLACE OF BEGINNING and containing 1.497 acres of land, more or less from Single Family Residential District R -1 to Neighborhood Business District C -N.
