AN ORDINANCE REZONING SEVEN TRACTS OF LAND LYING IN THE CRAWFORD BURNET LEAGUE,
IN BRAZOS COUNTY, TEXAS, AND BEING A PART OF A 33.522 ACRE TRACT OF LAND, AND
BEING A PART OF THAT 47.27 ACRE TRACT OF LAND CONVEYED TO MOHAWK, LTD. BY MARION
C. PUGH BY DEED RECORDED IN VOLUME 326, PAGE 869 OF THE DEED RECORDS OF BRAZOS
COUNTY, TEXAS AND EACH SAID TRACT BEING DESCRIBED BY METES AND BOUNDS IN THE
BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R -1; DUPLEX
RESIDENTIAL DISTRICT R -2; TOWNHOUSE- ROWHOUSE DISTRICT R -3; APARTMENT /HIGH DENSITY
DISTRICT R -6; AND NEIGHBORHOOD'BUSINESS DISTRICT CN TO SINGLE FAMILY RESIDENTIAL
DISTRICT R -lA: DUPLEX RESIDENTIAL DISTRICT R -2; TOWNHOUSE- ROWHOUSE DISTRICT R -3;
AND, APARTMENT /LOW DENSITY R -4.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 p.m. on
Thursday, 9, 1981 on the question of rezoning certain areas within the
City Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of seven tracts of land lying in the Crawford
Burnet League, in Brazos County, Texas, and being a part of a 33.522 acre tract of
land, and being a part of that 47.27 acre tract of land conveyed to Mohawk, Ltd. by
Marion C. Pugh by deed recorded in Volume 326, Page 869 of the Deed Records of
Brazos County, Texas, each of the said seven tracts of land being more specifically
described as follows:
TRACT NO. 1: ( A 5.431 Acre Tract)
Being all that certain tract or parcel of land, lying and being situated in the
CRAWFORD BURNETT LEAGUE, in Brazos County, Texas, and being a part of a 33.522
Acre tract of land, and being a part of that 47.27 acre tract of land conveyed
to Mohawk, Ltd. by Marion C. Pugh by deed recorded in Volume 326, Page 869 of
the Deed Records of Brazos County, Texas and being more particularly described by
metes and bounds as follows:
BEGINNING: at a point located in the Southeast right -of -way line of a County
Road known as Luther Street and in the Northwest lines of the beforementioned
47.27 Acre and 33.522 Acre tracts of land, said point being S 43 ° 56'00" W a
distance of 1193.00 feet from an iron rod marking the intersection of the West
line of the Missouri Pacific (I. & G.N.) Railroad right -of -way and the Southeasterly
right -of -way line of Luther Street;
THENCE: S 45 ° 50'48" E - 463.54 feet, S 37 ° 30'00" E - 268.00 feet, and S45 0 20 1 00" E
450.00 feet along the Northeast line of this tract to a point for the East corner of
this tract;
THENCE: S 44 ° 40'00 11 W - 197.00 feet along the Southeast line of this tract to a point
for the South corner of this tract;
THENCE: N 45 ° 33'20 "W - 169.18 feet, N 43 0 51'08 "W - 282.29 feet, and N 43 ° 01'46" W -
725.76 feet along the Southwest line of this tract, said line also being the Southwest
line of the beforementioned 47.27 Acre and 33.522 Acre tracts of land, to a point
in the Southeast right -of -way line of Luther Street for the West corner of this tract,
said point also being the West corner of the 47.27 Acre and 33.522 Acre tracts of

of land, more or less from Single Family Residential District R -1 to Townhouse -
Rowhouse District R -3.
TRACT NO. 2: (A 3.151 Acre Tract)
Being all that certain tract or parcel of land, lying and being situated in the
CRAWFORD BURNETT LEAGUE, in Brazos County, Texas, and being a part of a 33.522
Acre tract of land, and being a part of that 47.27 Acre tract of land conveyed
to Mohawk, Ltd. by Marion C. Pugh by deed recorded in Volume 326, Page 869 of
the Deed Records of Brazos County, Texas and being more particularly described
by metes and bounds as follows:

S 10 08' 24" E - 1461.43 feet from an iron rod marking the intersection of the
West right -of -way line of the Missouri Pacific (I. & G.N.) Railroad right -of -way

BEGINNING: at a point located in the West right-of-way line of the Missouri
Pacific (I. & G.N.) Railroad and in the Northeast line of the beforementioned
47.27 Acre and 33.522 Acre tracts of land, said point being S 19 ° 39'00" E a
distance of 1325.22 feet from an iron rod marking the intersection of the West
line of the Missouri Pacific (I. & G.N.) Railroad right -of -way and the South-
easterly right -of -way line of a County Road known as Luther Street;

And it is ordained that said change shall be effective immediately.
