ORDINANCE NO. 1298
AN ORDINANCE REZONING A 6.27 ACRE TRACT OF LAND IN THE CRAWFORD BURNETT LEAGUE
IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, MORE PARTICULARLY DESCRIBED IN THE
BODY OF THIS ORDINANCE FROM AGRICULTURAL OPEN DISTRICT A -0 TO SINGLE FAMILY
RESIDENTIAL DISTRICT R -1.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 p.m.
on Thursday June 11,1981 on the question of rezoning a certain tract of land
within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of that 6.27 acre tract or parcel of land,
lying and being situated in the Crawford Burnett League, and being a portion of
a 285.32 acre tract conveyed to Southwood Valley, Inc. by deed recorded in Volume
378, Page 224 of the Deed Records of Brazos County, Texas and being more particu-
larly described by metes and bounds as follows:
Beginning at the intersection of the northeast line of Southwood Valley Section
22B, an addition to the City of College Station, Texas, according to plat of
record in Volume 472, Page 657 of the Deed Records of Brazos County, Texas, and
the southeast line of San Saba Drive.
Thence S 24 ° 33'30" W - 125.00 feet along the southeast line of San Saba Drive to
the common corner of Lots 15 and 16 in Block 48 of Southwood Valley Section 22B;
Thence S 65 0 26'30" E - 85.00 feet along the line between Lots 15 and 16 in Block
48 to the common rear corner of Lts 16 and 17;
Thence S 46 0 09'06" E - 364.69 feet along the rear line of Lots 17, 18 and 19 in
Block 48, across San Benito Drive and along the northeast line of Lot 14 in Block
47 of Southwood Valley Section 22B;
Thence S 27 °40'30" W - 446.57 feet along the southeast line of Southwood Valley
Section 22B to the common rear corner of Lots 8 and 9 Block 47;
Thence S 48 °07'43" W - 31.14 feet continuing along the southeast line of
Southwood Valley Section 22B;
Thence S 41 °52'17" E - 160.00 feet through the said 285.32 acre tract;
Thence S 52 0 49'03" E - 158.17 feet continuing through the said 285.32 acre tract;
Thence N 33 °51'52" E - 686.78 feet continuing through the said 285.32 acre tract to
the most southerly corner of Southwood Valley Section 21A, and addition to the City
of College Station, Texas, according to Plat of record in Volume 443, Page 73 of
the Deed Records of Brazos County, Texas;
Thence along the southwest line of Southwood Valley Section 21A as follows:

N 62 0 19'30" W - 317.05 feet to the P.C. of a curve to the right (R= 450');
Along the arc of said curve through a central angel of 20 ° 02'30" to the P.T. of
said curve;
N 42 17'00" W - 141.53 feet to the P.C. of a curve to the left (R= 400');
Along the arc of said curve through a central angle of 23 degrees 09'30" to the P.T.
of said curve;
N 65 0 26'30" W - 48.01 feet to the Point of Beginning and containing 6.27 acres of
land more or less from Agricultural Open District A -0 to Single Family Residential
District R -1.
And, it is ordained that said change shall be effective immediately.
