AN ORDINANCE REZONING A 4.20 ACRE TRACT BEING A PART OF A 19.83 ACRE TRACT IN WOOD -
WAY VILLAGE PHASE ONE, AN ADDITION TO THE CITY OF COLLEGE STATION, TEXAS, SAID PLAT
BEING RECORDED IN VOLUME 422, PAGE 867 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS
AND BEING MORE FULLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM TOWNHOUSE DISTRICT
R -3 TO APARTMENT DISTRICT R -4.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, March 26, 1981 on the question of rezoning certain areas within the
city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that 4.20 acre tract or parcel of land
lying and being situated in the Crawford Burnett League, Abstract 7, Brazos County,
Texas, and being a portion of that 19.83 acre tract in Woodway Village, Phase One,
an addition to the City of College Station, Texas, plat of said addition being
recorded in Volume 422, page 867 of the Deed Records of Brazos County, Texas, and
said 4.20 acre tract being more fully described as follows:
COMMENCING at the north corner of the aforesaid 19.83 acre tract, said point also
lying on the northwest right -of -way line of Holleman Drive;
THENCE S 44 0 19'00" W along said northwest right -of -way line of Holleman Drive for
a distance of 40.00 feet to the PLACE OF BEGINNING;
THENCE continuing S 44 ° 19'00" W along said right -of -way for a distance of 160.00 feet
to the beginning of a curve to the left;
THENCE southwesterly along said curve to the left for an arc distance of 325.77 feet
to the end of said curve and the beginning of a curve to the right, (Curve Data: Cen-
tral Angle = 43 °24'25 ", Radius = 430.00 feet, the Chord bears S 22 ° 36'48" W for a
distance of 318.03 feet);
THENCE southwesterly along said curve to the right for an acr distance of 35.83 feet
to the beginning of another curve to the right; (Curve Data: Central Angle = 82 ° 06'44 ",
Radius = 25.00 feet, the Chord bears S 41 ° 57'58" W a distance of 32.84 feet);
THENCE northwesterly along said curve to the right for an arc distance of 317.19 feet
to the end of said curve; (Curve Data: Central Angle = 49 ° 08'54 ", Radius = 370.00 feet,
the Chord Bears N 72 ° 24'13" W a distance of 307.75 feet);
THENCE N 47 0 49'46" W for a distance of 80.00 feet to the beginning of a curve to the
right;
THENCE northwesterly along said curve to the right for an arc distance of 40.28 feet
to the end of said curve, (Curve Data: Central Angle = 92 0 19'02 ", Radius = 25.00 feet,
the Chord bears N O1 0 40'15" W a distance of 36.06 feet);
THENCE N 44 0 29'16" E a distance of 582.55 feet to the beginning of a curve to the
right;
THENCE southwesterly along said curve to the right for an arc distance of 40.01 feet
to the end of said curve; (Curve Data: Central Angle = 91 0 41'54 ", Radius = 25.00 feet,
the Chord bears S 89 0 39'47" E a distance of 35.88 feet);

THENCE S 45 0 48'50" E for a distance of 87.47 feet to an angle point;
THENCE S 45 0 41'00" E for a distance of 146.83 feet to the PLACE OF BEGINNING and
containing 4.20 acres of land, more or less, from Townhouse District R -3 to
Apartment District R -4.
And, it is ordained that said change shall become effective immediately.
