AN ORDINANCE REZONING SIX TRACTS OF LAND (50.425 ACRES) LYING AND
BEING SITUATED IN THE RICHARD CARTER LEAGUE, ABSTRACT NO. 8,
COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING MORE FULLY
DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM
SINGLE FAMILY RESIDENTIAL DISTRICT R -1 TO GENERAL COMMERCIAL
DISTRICT C -1, APARTMENTS LOW DENSITY DISTRICT R -4, TOWNHOUSE -
ROWHOUSE DISTRICT R -3, ADMINISTRATIVE - PROFESSIONAL DISTRICT A -P,
TOWNHOUSE - ROWHOUSE DISTRICT R -3, AND SINGLE FAMILY RESIDENTIAL
DISTRICT R -lA.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, March 12, 1981 on the question of
rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following six (6)
tracts of land all lying and being situated in the Richard Carter
League, Abstract No. 8, College Station, Brazos County, Texas,
and being part of the 91.984 acres tract out of the 171.038 acres
tract conveyed to F. W. (Bert) Wheeler, Trustee, and described in
the Deed recorded in Volume 271, Page 128, of the Deed Records of
Brazos County, Texas, and being more particularly described as
follows:
Tract No_ 1
BEGINNING at a concrete right -of -way marker found marking a north
corner of the beforementioned 91.984 acres tract, said concrete
right -of -way marker being located in the southwest right -of -way
line of State Highway No. 6 East By -Pass, said concrete right -
of -way marker also marking the east corner of a tract of land now
or formerly owned by H. H. Alford;
THENCE: S 50 ° 57'45" E along the beforementioned southwest right -
of -way of State Highway No. 6 East By -Pass, same being a
northeast line of the beforementioned 91.984 acres tract for a
distance of 1072.48 feet to an iron rod for corner, said iron rod
marking an angle point in the said southwest right -of -way line
and said northeast line;
THENCE S 53 ° 50'43" W for a distance of 679.42 feet to a point for
corner;
THENCE N 43 ° 28'09" W for a distance of 649.06 feet to a point for
corner;
THENCE S 46 ° 31'51" W for a distance of 146.41 feet to a point for
corner, said point being located in the northeast right -of -way
line of a proposed street, same being a curve to the right having
a central angle of 3 °27'09" and a radius of 1510.39 feet;

THENCE along the beforementioned northeast right -of -way line of
the proposed street for the following calls:
ALONG the abovementioned curve for an arc distance of
91.01 feet, the chord bears N 37 ° 47'26" W a distance of 91.00
feet to a point for angle point;
N 36 ° 03'52" W for a distance of 152.08 feet to a point
for angle point, same being the beginning point of a curve
to the right having a central angle of 11 ° 37'18" and a
radius of 1438.95 feet;
ALONG the abovementioned curve for an arc distance of 291.87
feet, the chord bears N 30 ° 15'13" W a distance of 291.37
feet, to a point for angle point;
N 24 ° 26'34" W for a distance of 103.06 feet to a point for
corner, said point being located in the southeast right -of-
way line of Farm -to- Market Road No. 60 (University Drive)
same being a northwest line of the beforementioned 91.984
acres tract;
THENCE along the beforementioned southeast right -of -way line of
Farm -to- Market Road No. 60 (University Drive), same being the
beforementioned northeast line of the 91.984 acres tract for the
following calls:
N 65 ° 33'26" E for a distance of 130.00 feet to a concrete
right -of -way marker for angle point;
N 46 ° 40'12" E for a distance of 88.86 feet to a concrete
right -of -way marker for angle point;
N 50 ° 22'02" E for a distance of 141.12 feet to an iron rod
for corner, said iron rod marking the west corner of the
beforementioned tract now or formerly owned by H. H. Alford;
THENCE S 41 ° 40'23" E along the southwest line of the
beforementioned H. H. Alford tract, same being a northeast line
of the beforementioned 91.984 acres tract for a distance of
208.44 feet to an iron rod for corner, said iron rod marking the
south corner of the H. H. Alford tract;
THENCE N 56 ° 00'27" E along the southeast line of the
beforementioned H. H. Alford tract, same being a northwest line
of the beforementioned 91.984 acres tract for a distance of
208.44 feet to the PLACE OF BEGINNING, containing 17.499 acres of
land, more or less, from Single Family Residential District R -1
to General Commercial District C -1.

BEGINNING at a concrete right -of -way marker found marking the
east corner of the beforementioned 91.984 acres tract, said
concrete right -of -way marker being located in the southwest

THENCE N 36 ° 09 1 17" W along the beforementioned southwest right -
of -way line of the State Highway No. 6 East By -pass, same being a
northeast line of the beforementioned 91.984 acres tract for a
distance of 1190.67 feet to a point for the PLACE OF BEGINNING of
the herein described tract of land;
THENCE N 36 ° 09'17" W along the beforementioned southwest right -
of -way line of the State Highway No. 6 East By -Pass, same being
the beforementioned northeast line of the 91.984 acres tract for
a distance of 305.00 feet to an iron rod for corner, said iron
rod marking an angle point in the said southwest right -of -way
line and said northeast line;
THENCE S 53 ° 50'43" W for a distance of 679.42 feet to a point for
corner;
THENCE S 43 ° 28'09" W for a distance of 113.26 feet to a point for
angle point;
THENCE S 36 ° 09'17" E for a distance of 192.66 feet to a point for
corner;
THENCE N 53 0 50'43" E for a distance of 665.00 feet to the PLACE
OF BEGINNING, containing 7.199 acres of land, more or less, from
Single Family Residential District R -1 to Apartments Low Density
District R -4.

BEGINNING at a concrete right -of -way marker found marking the
east corner of the beforementioned 91.984 acres tract, said
concrete right -of -way marker being located in the southwest
right -of -way line of the State Highway No. 6 East By -Pass;
THENCE N 36 0 09'17" W along the beforementioned southwest right -
of -way line of the State Highway No. 6 East By -pass, same being a
northeast line of the beforementioned 91.984 acres tract for a
distance of 640.00 feet to the PLACE OF BEGINNING of the herein
described tract;
THENCE N 36 °09'17" W along the beforementioned southwest right -
of -way line of the State Highway No. 6 East By -Pass, same being
the beforementioned northeast line of the 91.984 acres tract for
a distance of 550.67 feet to an iron rod for corner;

104.16 feet to a point for angle point;

BEGINNING at a concrete right -of -way marker found marking the
west corner of the beforementioned 91.984 acres tract, said
concrete right -of -way marker being located in the southeast
right -of -way of Farm -to- Market Roa No. 60 (University Drive),
said concrete right -of -way marker also marking the north corner
of Block C of the Post Oak Forest Subdivision;
THENCE along the beforementioned southeast right -of -way line to
Farm -to- Market Road No. 60 (University Drive) for the following

Farm - to- Market Road No. 60 (University Drive), same being the
northwest lines of the beforementioned 91.984 acres tract for the

BEGINNING at a concrete right -of -way marker found marking the
west corner of the beforementioned 91.984 acres tract, said
concrete right -of -way marker being located in the southeast right -
of -way line of Farm -to- Market Road No. 60 (University Drive),
said concrete right -of -way marker also marking the north corner of
Block C of the Post Oak Forest Subdivision;
THENCE N 71 ° 32'44" E along the beforementioned southeast right -

distance of 200.79 feet to the PLACE OF BEGINNING of the herein

curve to the left having a central angle of 78 ° 15'00" and a
radius of 364.39 feet;
ALONG the abovementioned curve for an arc distance of 497.65
feet, the chord bears S 86 ° 56'22" E a distance of 459.87
feet, to a point for angle point;
N 53 ° 56'08" E for a distance of 166.52 feet to a point for
corner, said point being located at the point of
intersection of the said northwest right -of -way line of the
proposed street and the southwest right -of -way line of a

THENCE along the beforementioned southwest right -of -way line of

corner of Block C of the Post Oak Forest Subdivision;

beforementioned 91.984 acres tract, same being a northeast line
of the beforementioned Post Oak Forest Subdivision for a distance
of 710.00 feet to a point for corner;

And, it is ordained that said changes shall become effective
immediately.
