AN ORDINANCE REZONING A 40.62 ACRE TRACT OF LAND LYING IN THE ROBERT STEVENSON
LEAGUE, BRAZOS COUNTY, TEXAS, AND BEING ALL OF A 15.35 ACRE TRACT CONVEYED TO
W.D. FITCH BY DEED RECORDED IN VOLUME 332, PAGE 426 OF THE DEED RECORDS OF
BRAZOS COUNTY, TEXAS; A PART OF A 30.03 ACRE TRACT CONVEYED TO W.D. FITCH BY
DEED RECORDED IN VOLUME 323, PAGE 78 OF THE DEED RECORDS OF BRAZOS COUNTY,
TEXAS; A PART OF A 46.6 ACRE TRACT CONVEYED TO W.D. FITCH BY DEED RECORDED IN
VOLUME 335, PAGE 319 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND A PART OF
A 52.05 ACRE TRACT CONVEYED TO W.D. FITCH BY DEED RECORDED IN VOLUME 336, PAGE
90 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING MORE FULLY DESCRIBED
IN THE BODY OF THIS ORDINANCE FROM AGRICULTURAL /OPEN DISTRICT A -0 TO COMMERCIAL
INDUSTRIAL DISTRICT C -2.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, September 25, 1980 on the question of rezoning certain areas
within the City Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone the change the classification of all of the 40.62 acre tract of land
lying in the Robert Stevenson League, Brazos County, Texas, being all of that
15.35 acre tract conveyed to W.D. Fitch by deed recorded in Volume 332, page 426
of the Deed Records of Brazos County, Texas; a part of that 30.03 acre tract
conveyed to W.D. Fitch by deed recorded in Volume 323, page 78 of the Deed
Records of Brazos County, Texas; a part of a 46.6 acre tract conveyed to
W.D. Fitch by deed recorded in Volume 335, page 319 of the Deed Records of
Brazos County, Texas, and a part of that 52.05 acre tract conveyed to W.D. Fitch
by deed recorded in Volume 336, page 90 of the Deed Records of Brazos County,
Texas and being more fully described as follows:
BEGINNING at the most northerly corner of the said 15.35 acre tract at the in-
tersection of the present southeast line of the City of College Station, Texas,
and the southwest right -of -way line of Texas Avenue.
THENCE S 41 0 13'02" E -- 321.29 feet along the southwest right -of -way line of
Texas Avenue to an angle point;
THENCE S 32 0 12'28" E -- 1456.72 feet continuing along said right -of -way line;
THENCE S 57 W -- 817.00 feet;
THENCE N 32 0 12'28" W -- 500.00 feet;
THENCE S 57 0 47'32" W -- 383.30 feet to the P.C. of a curve to the right (R= 1060');
THENCE along the arc of said curve through a central angle of 12 0 25'21" to the
present southeast line of the City of College Station, Texas;
THENCE N 17 0 18'19" E -- 152.78 feet along the present southeast line of the
City of College Station, Texas;

THENCE along the arc of a curve to the right (R= 1094.14') in a northeasterly
direction through a central angle of 7 ° 10'22" the chord of which bears N75 ° 12'12" E
a distance of 136.88 feet along the present city limits line of the City of
College Station, Texas;
THENCE N 78 0 47'23" E -- 68.31 feet continuing along said city limits line;
THENCE N 26 0 55'05" W -- 252.32 feet continuing along said city limits line;
THENCE N 17 0 18'19" E -- 259.07 feet continuing along said city limits line;
THENCE N 42 0 34'17" E -- 1830.14 feet along said city limits line to the
POINT OF BEGINNING and containing 54.93 acres of land, more or less.
SAVE AND EXCEPT:
All that certain tract or parcel of land lying and being situated in the
Robert Stevenson League and the Crawford Burnett League in Brazos County, Texas,
being a part of that 26.46 acre tract conveyed to the Tiller Corporation by
deed recorded in Volume 353, page 714 of the Deed Records of Brazos County,
Texas, and being more particularly described as follows:
Beginning in the northwest line of the said 26.46 acre tract at the most
southerly corner of Southwood Terrace section one, an addition to the City of
College Station, Texas, according to plat of record in Volume 353, page 319 of
the Deed Records of Brazos County, Texas.
THENCE S 26 0 55'05" E -- 252.32 feet through the said 26.46 acre tract to the
northwest line of a proposed street or road;
THENCE N 78 0 47 1 23" E -- 534.95 feet along the northwest line of said proposed
street or road to the P.C. of a curve to the left (R= 940');
THENCE along the arc of said curve continuing along the northwest line of the
said proposed street or road through a central angle of 2 degrees 57'24 ";
THENCE N 14 0 10'01" W - 249.38 feet through the said 26.46 acre tract to a point;
THENCE N 40 0 30'13" E -- 485.50 feet continuing through the said 26.46 acre
tract to a point in the northwest line of the said 26.46 acre tract;
THENCE S 42 0 34'17" W - 342.79 feet along the northwest line of the said 26.46
acre tract to an angle point;
THENCE S 17 0 18'19" W - 259.07 feet continuing along the northwest line of the
said 26.46 acre tract to the POINT OF BEGINNING and containing 7.02 acres of
land more or less.

All that certain 7.29 acre tract of land lying in the Robert Stevenson
League in Brazos County, Texas, being a part of that 5.35 acre tract
conveyed to Area Progress Corporation by deed recorded in Volume 429,
page 772 of the Deed Records of Brazos County, Texas, and a part of that
10.00 acre tract described in a deed to Area Progress Corporation re-
corded in Volum 365, page 13 of the Deed Records of Brazos County, Texas
and being more fully described as follows:
BEGINNING in the southeast line of Southwood Valley Section 4A an addition
to the City of College Station, Texas, according to plat of record in
Volume 345, page 351 of the Deed Records of Brazos County, Texas, at the
most southerly corner of Lot 2 in Block 20;
THENCE N 42 0 34'17" E -- 540.61 feet along the southeast line of Southwood
Valley Section 4A to the most westerly corner of that 0.62 acre tract
conveyed to Tri- Supply by deed recorded in Volume 334, page 138 of the
Deed Records of Brazos County, Texas;
THENCE S 40 0 39'13" E -- 179.45 along the southwest line of the said 0.62
acre tract to an angle point;
THENCE S 32 0 12'28" E -- 521.05 feet;
THENCE S 57 0 47'32" W -- 425.24 feet to an extension of the northeast line of
Longmire Dirve;
THENCE N 48 0 58'46" W -- 260.61 feet along an extension of the northeast line
of Longmire Drive to a P.C. of a curve to the right (R= 984.22');
THENCE along the arc of said curve along an extension of the northeast line of
Longmire Drive through a central angle of 15 ° 57'o6" to a P.C.C.;
THENCE along the arc of a second curve (R= 704.51') through a central angle of
1 0 28'00" to the POINT OF BEGINNING and containing 7.29 acres of land, more or
less;
AND LEAVING A NET ACREAGE HEREIN DESCRIBED of 40.62 ACRES OF LAND, MORE OR
LESS from Agricultural /Open District A -0 to Commercial /Industrial District C -2.
And, it is ordained that said change shall become effective immediately.
