AN ORDINANCE AMENDING THE ZONING ORDINANCE NO. 850, CREATING A SINGLE FAMILY
RESIDENTIAL DISTRICT FOR INCREASE DENSITY, AND REVISING DUPLEX RESIDENTIAL
DISTRICT REGULATIONS.
WHEREAS, the City Council of the City of College Station, Texas held a public
hearing in the City Hall at 7:00 p.m. on Thursday, Sept. 25 , 1980, on the
question of amending Ordinance No. 850;
AND WHEREAS, the City Council has determined to amend Ordinance No. 850;
THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The Zoning Ordinance No. 850, is hereby amended to read as follows:
Add to Section 1 -A Division of City into Use Districts:
District R -1A SINGLE FAMILY RESIDENTIAL
To Section 5, SCHEDULE OF DISTRICT REGULATIONS, add the following:
5 -B DISTRICT R -1A SINGLE FAMILY RESIDENTIAL
5 -B.1. PURPOSE: This district is designed to provide land for detached and
attached signal family residential development.
5 -B.2. PERMITTEO USES:
Single family dwellings.
Home occupations.
5 -B.3. CONDITIONAL USES PERMITTED: Refer to Section 6 -L.
5 -B.4. AREA REQUIREMENTS: Refer to Table A at the end of this Section.
5 -B.5. PARKING REGULATIONS: Refer to Section 7.
5 -B.6. SIGN REGULATIONS: Refer to Section 8.
THE DISTRICT USE SCHEDULE - TABLE A is amended as per attached.
Add to Section 5 -E.2. PERMITTED USES:
Single family dwellings, built under the restrictions of
District R -1A
Amend Section 5 -F.2. PERMITTED USES to read:
Single family dwellings, built under the zoning restrictions of District R -1A.
Duplex dwellings units, built under the zoning restrictions of District R -2.

Parking lots for operating vehicles.
Rooming houses.
Boarding houses.
Apartment buildings, with site plan review as per 5 -F.2. A -E.
Dormitories, with site plan review.
Townhouse dwelling units, built under the zoning restrictions of District R -3,
with site plan review.
Amend Section 5 -G.2. PERMITTED USES to read:
Single family dwellings, built under the zoning restrictions of District R -1A.
Duplex dwelling units, built under the zoning restrictions of District R -1.
Townhouses or Rowhouses, with a site plan permit.
Home occupations.
Amend Section 5 -P.2. PERMITTED USES to read:
Single family dwellings, built under the zoning restrictions of District R -1A.
Duplex dwelling units, built under the zoning restrictions of District R -2.
Apartment buildings, with a site plan permit.
Townhouse dwelling units, built under the zoning restrictions of District R -3,
with a site plan permit.
Dormitory, with a site plan permit.
Home occupations.
Parking lots for operating vehicles.
Rooming houses.
Rooming and boarding houses.
Boarding houses.
Amend Section 5 -Q.2. PERMITTED USES to read:
Single family dwellings, built under the zoning restrictions of District R -1A.
Duplex dwelling units, built under the zoning restrictions of District R -2.
Townhouse dwelling units, built under the zoning restrictions of District R -3,
with a site plan permit.
Apartment buildings, with a site plan permit.
Convalescent homes.
Home occupations.
