HomeMy WebLinkAbout1980-1235 - Ordinance - 08/28/1980ORDINANCE NO. 1235 AN ORDINANCE REZONING FOUR TRACTS OF LAND IN THE RICHARD CARTER LEAGUE, ABSTRACT NO. 8, AND BEING PART OF THE CALLED 50.57 ACRE TRACT OF LAND DESCRIBED IN THE DEED RECORDED IN VOLUME 302, PAGE 274 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RES- IDENTIAL DISTRICT R -1 TO GENERAL COMMERCIAL DISTRICT C -1, TOWNHOUSE DISTRICT R -3, AND ADMINISTRATIVE /PROFESSIONAL DISTRICT A -P. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, August 28, 1980 on the question of rezoning certain areas within the City Limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of the following four tracts of land all lying and being situated in the Richard Carter League, Abstract No. 8, and being parts of the called 50.57 acre tract of land described in the deed recorded in Volume 302, page 274 of the Deed Records of Brazos County, Texas, and being more fully described as follows: TRACT ONE -- 10.52 Acres: BEGINNING at the concrete right -of -way marker found in the northwest right -of -way line of Farm to Market Road No. 60 (University Drive) same being the south corner of the aforementioned 50.57 acre tract; THENCE N 45 0 32'37" E along the northwest right -of -way line of University Drive, same being the south line of the aforementioned 50.57 acre tract, a distance of 604.80 feet to an iron rod for corner, same being in the intersection of the northwest right -of -way line of University Drive and the west right -of -way line of Tarrow Street; THENCE N 44 0 46'18" W along the west right -of -way line of Tarrow Street a distance of 41.23 feet to a point for corner and the beginning of a curve to the right, Radius = 430.00 feet; THENCE continuing along the west right -of -way line of Tarrow Street for an arc distance of 408.99 feet and corner, same being the most southerly corner of a 6.83 acre commercial tract, TRACT TWO, the chord bears N 17 ° 31'25" W a distance of 393.74 feet; THENCE N 80 0 16'32" W along said southwest line of said 6.83 acre tract for a distance of 564.01 feet and corner, same being the west corner of a 4.65 acre townhome tract, TRACT THREE; THENCE continuing along the following calls: S 09 0 43'28" W -- 148.74 feet; S 44 0 47'29" E -- 101.03 feet; S 30 0 44'08" W -- 223.29 feet; THENCE S 48 0 42'16" W a distance of 116.94 feet and corner and being in the southwest line of the aforementioned 50.57 acre tract, same being in the northwest line of • ORDINANCE NO. 1235 Page 2 the Cooner Addition as recorded in Volume 102, page 151 of the Deed Records of Brazos County, Texas; THENCE S 44 0 26'21" E along the southwest line of the aforesaid 50.57 acre tract a distance of 610.91 feet to the PLACE OF BEGINNING and containing 10.52 acres of land, more or less, from Single Family Residential District R -1 to General Com- mercial District C -1. TRACT TWO -- 6.83 Acres: COMMENCING at the point in the west right -of -way line of Tarrow Street and being the most northerly corner of the aforesaid 50.57 acre tract, said point also being the most easterly corner of the Beverly Estates Subdivsion to the City of Bryan, Texas as recorded in Volume 98, page 420 of the Deed Records of Brazos County, Texas; THENCE along the west righ -of -way line of Tarrow Street for the following calls: S 09 0 37'14" E -- 155.48 feet; S 08 0 35'12" W -- 1099.94 feet and corner for the PLACE OF BEGINNING of this description; THENCE N 44 0 57'00" W a distance of 63.91 feet and corner, same being the most easterly corner of a 4.65 acre townhome tract, TRACT THREE; THENCE along the southerly line of said townhome tract for the following calls: S 45 0 03'00" W -- 931.53 feet S 27 0 23'14" W -- 109.23 feet S 09 0 43'28" W -- 93.93 feet and corner, same being the most southerly corner of said 4.65 acre townhome tract, TRACT THREE, and being located in the northwest line of a 10.52 acre commercial tract, TRACT ONE; THENCE S 80 0 16'32" E along the said 10.52 acre commercial tract northeast line a distance of 394.01 feet and corner in the west right -of -way line of Tarrow Street, same being in the east line of the aforesaid 50.57 acre tract and also being located in a curve to the southeast having a radius of 430.00 feet; THENCE along said west right -of -way of Tarrow Street an arc distance of 250.38 feet to a point for corner and the end of this curve, the chord bears N 26 ° 24'20" E, 246.86 feet; THENCE continuing along said west right -of -way line of Tarrow Street, same being the east line of said 50.57 acre tract for the following calls: N 43 0 05'12" E -- 189.84 feet to an iron rod for the beginning of a curve to the left, radius = 370.00 feet; Along the aforementioned curve for an arc length of 222.79 feet, the chord bears N 25 ° 50'12" E a distance of 219.44 feet to an iron rod for corner and the end of this curve; THENCE N 08 0 35'12" E a distance of 315.28 feet to the PLACE OF BEGINNING and containing 6.83 acres of land, more or less, from Single Family Residential District R -1 to General Commercial District C -1. 2U07 ORDINANCE NO. 1235 Page 3 TRACT THREE -- 4.65 Acres: COMMENCING at a point in the west right -of -way line of Tarrow Street and being the most northerly corner of the aforesaid 50.57 acre tract, said point being the most easterly corner of the aforesaid Beverly Estates Subdivision to the City of Bryan, Texas; THENCE along the west right -of -way line of Tarrow Street for the following calls: S 09 0 37'14" E -- 155.48 feet; S 08 0 35'12" W -- 1099.94 feet and corner being the most easterly corner of a 6.83 acre commercial tract, TRACT TWO; THENCE N 44 0 57'00" W along the northeast line of TRACT TWO a distance of 63.91 feet for the PLACE OF BEGINNING of this description; THENCE N 44 0 57'00" W a distance of 170.00 feet; THENCE S 45 0 03'00" W a distance of 931.53 feet and corner, same being the beg- inning of a curve to the left, radius = 350.00 feet; THENCE along said curve for an arc distance of 215.79 feet and the end of this curve, the chord bears S 27 ° 23'14" W a distance of 212.39 feet; THENCE S 09 0 43'28" W a distance of 93.93 feet and corner; THENCE S 80 0 16'32" E a distance of 170.00 feet and corner; THENCE along the north line of TRACT TWO for the following calls: N 09 0 43'28" E -- 93.93 feet; N 27 0 23'14" E -- 109.23 feet; N 45 0 03'00" E -- 931.53 feet to the PLACE OF BEGINNING and containing 4.65 acres of land, more or less, from Single Family Residential District R -1 to Townhouse District R -3. TRACT FOUR -- 1.67 Acres: BEGINNING at a point in the right -of -way line of Tarrow Street and being the most northerly corner of the aforesaid 50.57 acre tract and the most easterly corner of the aforesaid Beverly Estates Subdivision of the City of Bryan, Texas; THENCE S 45 0 03'00" W along the northwest line of the said 50.57 acre tract and the southeast line of the said Beverly Estates Subdivision a distance of 377.49 feet and corner; THENCE S 44 0 57'00" E a distance of 339.15 feet and corner in the west right -of- way line of Tarrow Street; THENCE along the west right -of -way line of Tarrow Street for the following calls: ()''2'70 ORDINANCE NO. 1235 Page 4 N 08 0 35'12" E -- 357.22 feet and corner; N 09 0 37'14" W -- 155.48 feet to the PLACE OF BEGINNING and containing 1.67 acres of land, more or less, from Single Family Residential District R -1 to Administrative /Professional District A -P.
