AN ORDINANCE REZONING THREE TRACTS OF LAND LYING IN THE RICHARD CARTER LEAGUE
BRAZOS COUNTY, COLLEGE STATION, TEXAS BEING A PART OF A 120.22 ACRE TRACT OUT
OF A 153.69 ACRE TRACT DESCRIBED BY DEED RECORDED IN VOLUME 91 PAGE 83 OF THE
DEED RECORDS OF BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED IN THE
BODY OF THIS ORDINANCE FROM APARTMENT BUILDING DISTRICT R-6 TO SINGLE FAMILY
RESIDENTIAL DISTRICT R-1, DUPLEX RESIDENTIAL DISTRICT R-2 AND APARTMENT
BUILDING DISTRICT R-5.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 PM on
September 8, 1977 on the question of rezoning certain areas within the city
limits,
AND WHEREAS, the City Council has determined the following:
To rezone or change the classification of three tracts of land lying and being
situated in the Richard Carter League, Brazos County, Texas and being a part of
a 120.22 acre tract out of a 153.69 acre tract described in the deed recorded
in Volume 91, page 83 of the Deed Records of Brazos County, Texas and being
more fully described as follows:
TRACT NUMBER
Being a 7.424 acre tract or parcel of land lying and being situated in the
Richard Carter League, Brazos County, Texas also being part of the Albert
Dominik 120.223 acre tract out of a 153.69 acre tract conveyed to Albert
„r Dominik by deed recorded in Volume 91, page 83 of the Deed Records of
Brazos County, Texas and being more particularly described as follows:
BEGINNING at a point for corner located at the intersection of the south-
westerly right-of-way line of Rhett Butler Drive with the northwesterly
right-of-way line of State Highway 30;
THENCE S 45041'30" W, along the said right-of-way line of State Highway
No. 30, a distance of 1''88.03 feet to the east corner of a 5.00 acre tract
for a Baptist Church;
THENCE, N 44-18-30" W, along the common line between the herein described
tract and the said 5.00 acre tract a distance of 544.50 feet to a point for
corner;
THENCE S 45041'30" W, continuing along the said common line a distance of
400.00 feet to a point for corner in the northeasterly right-of-way of
Munson Drive;
THENCE N 44018'30" W, along the riqht-of-way line of Munson Drive a distance
of 260.36 feet to a point for corner in the southeasterly line of a proposed
60 foot roadway;
THENCE N 45042'12" E a distance of 440.62 feet;
THENCE with a curve to the right having a radius of 370.00 feet, a distance
of 156.55 feet, (central angle = 24'74'30")

THENCE with a curve to the left having a radius of 430.00 feet, a distance
of 182.02 feet (central angle = 24015'12") to a point in the aforsaid south-
westerly right-of-way line of Rhett Butler Drive;
THENCE along the said line of Rhett Butler Drive as follows:
1) S 44°18'30" E a distance of 119.89 feet;
2) With a curve to the right having a radius of 370.00 feet, a distance
of 216.71 feet (central angle = 33°33'30");
3) S 10045'00" E a distance of 86.45 feet;
4) With a curve to the left having a radius of 430.00 feet a distance of
251.85 feet (central angle = 33033'30");
5) S 44°18'30" E a distance of 100.00 feet to the PLACE OF BEGINNING and
containing 7.424 acres of land more or less from Apartment Building
District R-6 to Apartment Building District R-5,
TRACT NUMBER 2
Being a 4.794 acre tract or parcel of land lying and being situated in the
Richard Carter League, Brazos County,Texas also being part of the Albert
Dominik 120.223 acre tract out of a 153.69 acre tract conveyed to Albert
Dominik by deed recorded in Volume 91, page 83 of the Deed Records of
Brazos County, Texas and being more particularly described as follows:
BEGINNING at the intersection of the northeasterly right-of-way line of
Munson Drive with the northwesterly line of a proposed 60 foot roadway,
said point also being located N 44018'30" W, a distance of 864.86 feet
from the intersection of the said line of Munson Drive with the northwest-
r erly right-of-way line of State Highway No, 30;
THENCE N 44018'30" W along the said line of Munson Drive a distance of
120.00 feet to a point for corner;
THENCE the following courses and distances, parallel and concentric to and
120.00 feet normal to the aformentioned proposed 60 foot roadway;
1) N 45042'12" E a distance of 440.65 feet;
2) With a curve to the right having a radius of 550.00 feet, a distance of
232.70 feet (central angle = 24°14'30");
3) With a curve to the left having a radius of 250.00 feet,a distance of
105.83 feet (central angle = 24015'12") to the end of said curve;
THENCE N 45041'30" E parallel to and 120.00 feet at right angles from the
northwesterly right-of-way line of Plantation Oaks Drive, a distance of
951.25 feet to a point for corner in the common line between the herein des-
cribed tract and Plantation Oaks Subdivision, Section I;
THENCE S 53028'10" E along said common line a distance of 121.55 feet to a
point for corner in the aformentioned northwesterly right-of-way line of
Plantation Oaks Drive;
THENCE S 45041'30" W along the said line of Plantation Oaks Drive,.a distance
of 970.60 feet to a point marking the intersection of the said line with the
southwesterly line of Rhett Butler Drive;

THENCE along the aformentioned northwesterly line of a proposed 60 foot roadway
the following courses and distances;
1) With a curve to the right having a radius of 370.00 feet, a distance of
156.62 feet (central angle = 24°15'12")
2) With a curve to the left having a radius of 430.00 feet, a distance of
181.93 feet (central angle = 24°14'30")
3) S 45042'12" W a distance of 440.63 feet to the PLACE OF BEGINNING and
containing 4.794 acres of land,more or less, from Apartment Building
District R-6 to Duplex Residential District R-2.
TRACT NUMBER 3
Being a 19.530 acre tract or parcel of land lying and being situated in the Richard
Carter League, Brazos County, Texas, also being a part of the Albert Dominik 120.223
acre tract out of a 153.69 acre tract conveyed to Albert Dominik by deed recorded
in Volume 91, Page 83 of the Deed Rocords of Brazos County, Texas and being more
fully described as follows;
BEGINNING at a point for corner in the northwesterly right-of-way of Munson Drive
said point being located N 44°18'30" W, a distance of 984.86 feet from the inter-
section of the said line with the northwesterly line of State Highway No. 30;
THENCE N 44018'30" W along said line of Munson Drive a distance of 376.81 feet
to a point for corner;
THENCE along the northwesterly line of the herein described tract the following
courses and distances;
1) N 45' 19'42" E a distance of 897.20 feet;
2) N 440 40'12" 14 a distance of 150.00 feet;
3) N 45' 19'42" E a distance of 280.10 feet;
4) N 45° 49-30" E a distance of 355.00 feet;
5) S 44° 10-30" E a distance of 150.00 feet;
6) N 45' 49'30" E a distance of 271.70 feet, to the most westerly corner of
Lot 17, Block 4 of Plantation Oaks Subdivision, Section 1;
THENCE along the common line between the herein described tract and the said
Plantation Oaks, Section I, the following courses and distances;
1) S 44°10'30" E a distance of 165.00 feet;
2) S 23°00'00" E a distance of 250.00 feet;
3) S 53028'10" E a distance of 56.34 feet to a point for corner;
THENCE S 45041'30" W parallel to and 120.00 feet at right angles from the north-
westerly right-of-way line of Plantation Oaks Drive a distance of 951.25 feet
to the beginning of a curve to the right;
THENCE the following courses and distances parallel and concentric to and 120.00
feet normal to a proposed 60 foot roadway;
1) With a curve to the right having a radius of 250.00 feet a distance of
105.83 feet ( central angle = 24°15'12");
2) With a curve to the left having a radius of 550.00 feet a distance of
232.70 feet (central angle = 24°14'30");
3) S 45042'12" W a distance of 440.65 feet to the PLACE OF BEGINNING and con-
taining 19.53 acres of land, more or less, from Apartment Building District
R-6 to Single Family Residential District R-1. 0S

And it is ordained that said changes shall be effective immediately,
