HomeMy WebLinkAbout1976-1055 - Ordinance - 12/09/1976ORDINANCE NO. 1055 AN ORDINANCE REZONING CERTAIN TRACTS OF LAND IN THE MORGAN RECTOR LEAGUE, COLLEGE STATION, BRAZOS COUNTY, TEXAS, MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-1 TO GENERAL COMMERCIAL DISTRICT C-1 AND MEDIUM DENSITY APARTMENT BUILDING DISTRICT R-6 AS SPECIFIED IN .. THE BODY OF THIS ORDINANCE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, December 9, 1976 on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of those certain tracts of land in the Morgan Rector League, College Station, Brazos County, Texas, described as follows: TRACT ONE: A 57.19 acre tract lying and being situated in the Morgan Rector League, College Station, Brazos County, Texas, and being a portion of a 39.00 acre tract conveyed to Texas First Mortgage REIT by deed recorded in Volume 336, page 489 of the Deed Records of Brazos County, Texas, and a 62.3742 acre tract conveyed to Texas First Mortgage REIT by deed recorded in Volume 336, page 485 of the Deed Records of Brazos County, Texas, and being more particularly described as follows: BEGINNING at a point marking the intersection of the southwest right-of-way line of State Highway No. 6 East Bypass with the southeast right-of-way line of State Highway No. 30; THENCE S 42024143" W along the aforesaid right-of-way line of Highway No. 30 for a distance of 1577.27 feet to a point for corner, said point also marking the most northerly corner of a 15.0 acre tract conveyed to Boswell Porter by deed recorded in Volume 327, page 175 of the Deed Records of Brazos County, Texas; THENCE S 47035'17" E along the northeast line of the aforesaid 15.0 acre tract for a distance of 755.23 feet to a point for corner; THENCE S 42045'30" W along the southeast line of the aforesaid 15.0 acre tract for a distance of 516.32 feet to a point for corner; THENCE S 47052'14" E for a distance of 350.00 feet to a point for corner; THENCE S 42045'30" W for a distance of 349.99 feet to a point for corner; THENCE S 47052'14" E for a distance of 272.34 feet to a point for corner; THENCE N 42024143" E for a distance of 1845.37 feet to the beginning point of a curve to the right; THENCE along said curve to the right for an arc distance of 165.25 feet to a point for the end of said curve (Curve data: central angle-- 16°54'25", tangent--83.23 feet, radius--560.00, the chord bears N 50051'56" E OZ7'64 ORDINANCE NO. 1055 for a distance of 164.65 feet); Page 2 THENCE N 59019'08" E for a distance of 177.63 feet to a point lying in the southwest right-of-way line of State Highway No. 6 East Bypass; Naw THENCE N 30040'52" W along the aforesaid right-of-way line for a distance of 215.00 feet to a concrete monument for corner; THENCE N 40021'06" W continuing along the aforesaid right-of-way line for a distance of 1014.27 feet to a concrete monument for corner; THENCE N 30040'34" W continuing along the said East Bypass right-of-way line for a distance of 247.60 feet to the PLACE OF BEGINNING and containing 55.46 acres of land more or less, from Single Family Residential District R-1 to General Commercial District C-1; and TVAPT TTJl1. A 33.50 acre tract lying and being situated in the Morgan Rector League in College Station, Brazos County, Texas and being a portion of a 62.3742 acre tract conveyed to Texas First Mortgage REIT by deed recorded in Volume 336, page 485 of the Deed Records of Brazos County, Texas, and being more particularly described as follows: BEGINNING at a fence corner marking the most easterly corner of the aforesaid 62.3742 acre tract, said corner also lying in the southwest right-of-way line of State Highway No. 6 East Bypass; THENCE S 41049'52" W for a distance of 1179.80 feet to a point for Awe corner; THENCE S 51030112" E for a distance of 86.65 feet to a point for corner; THENCE S 41059'30" W for a distance of 809.00 feet to a point for corner; THENCE N 55040'27" W for a distance of 109.61 feet to a point for corner; THENCE N 47052'14" W for a distance of 653.18 feet to a point for corner; THENCE N 42024'43" E for a distance of 1845.37 feet to the beginning point of a curve to the right; THENCE along said curve to the right for an arc distance of 165.25 feet to a point for the end of said curve, (Curve data, central angle-- 16°54'25", tangent--83.23 feet, radius--560.00 feet, the chord bears N 50°51'56" E for a distance of 164.65 feet); THENCE N 59019'08" E for a distance of 177.63 feet to a point lying in the southwest right-of-way line of State Highway No. 6 East Bypass; THENCE S 30040152" E along the aforesaid right-of-way line for a distance of 607.75 feet to the PLACE OF BEGINNING, and containing 33.50 acres of land, more or less, from Single Family Residential District R-1 to Medium Density Apartment Building District R-6. 65 r ORDINANCE NO. 1055 Page 3 And it is ordained that said change shall be effective immediately.
