AN ORDINANCE REZONING A 20.41 ACRE AND A 17.43 ACRE TRACT OF LAND IN THE CRAWFORD
BURNETT LEAGUE, COLLEGE STATION, BRAZOS COUNTY, TEXAS MORE PARTICULARLY DESCRIBED
j IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-1 TO
err MEDIUM DENSITY APARTMENT BUILDING DISTRICT R-6 AS SPECIFIED IN THE BODY OF THIS
ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, September 23, 1976 on the question of rezoning certain areas
within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following tracts of land in the
Crawford Burnett League in College Station, Brazos County, Texas and being more
particularly described as follows:
FIRST TRACT:
All that certain tract or parcel of land lying and being situated in the
Crawford Burnett League, Abstract No. 7, Brazos County, Texas, and being a
portion of a 58.30 acre tract conveyed by Raymond Gorzycki to Arapaho, Ltd.
in a deed recorded in Volume 354, Page 416 of the Deed Records of Brazos
County, Texas, and being more particularly described by metes and bounds
as follows:
BEGINNING in an iron rod at the most northerly corner of the said 58.30
acre tract;
THENCE, S 430 48' 50" E for a distance of 282.23 feet along the northeast
line of the said 58.30 acre tract to an iron rod for corner;
THENCE, S 450 41' 00" E for a distance of 146.18 feet along the said
northeast line to a point;
THENCE, S 440 19' 00" W for a distance of 200 feet to a point;
THENCE, in a southwesterly direction along the arc of a curve to the left,
having a radius of 430.0 feet, a central angle of 660 57' 00", an arc distance
of 502.45 feet, and a chord which bears S 10' 50' 30" W for a distance of
474.35 feet to a point;
THENCE, S 220 38' 00" E for a distance of 449.30 feet to a point;
THENCE, in a southwesterly direction along the arc of a curve to the right,
having a radius of 480.66 feet, a central angle of 210 47' 00", an arc length
of 182.74 feet and a chord which bears S 11' 44' 29" E for a distance of 181.64
feet to a point;
THENCE, S 890 09' 00" W for a distance of 385.00 feet to a point in the
southwest line of the said 58.30 acre tract;
THENCE, N 470 49' 46" W for a distance of 987.00 feet to an iron rod for
the most westerly corner of the said 58.30 acre tract;
THENCE, N 440 29' 16" E for a distance of 1167.07 feet to an iron rod for

THENCE, N 44° 51' 55" E for a distance of 25.14 feet to the PLACE OF BEGINNING
and containing 20.41 acres of land, more or less from Single Family Residential
District R-1 to Medium Density Apartment Building District R-6.
SECOND TRACT:
All that certain tract or parcel of land lying and being situated in the
Crawford Burnett League, Abstract No. 7, Brazos County, Texas, and being a
portion of that 58.30 acre tract conveyed by Raymond Gorzycki to Arapaho,
Ltd. in a deed recorded in Volume 354, Page 416 of the Deed Records of Brazos
County, Texas and being more particularly described by metes and bounds as
follows:
BEGINNING at an iron rod in the most easterly corner of the said 58.30 acre
tract;
THENCE, N 450 41' 00" W for a distance of 200.01 feet along the northeast
line of the said 58.30 acre tract to the PLACE OF BEGINNING of the tract
herein described;
THENCE, N 450 41' 00" W for a distance of 1219.99 feet along the northeast
line of the said 58.30 acre tract to the PLACE OF BEGINNING of the tract
herein described;
THENCE, N 440 19' 00" W for a distance of 200.00 feet to a point;
THENCE, in a southwesterly direction along the arc of a curve to the right
having a radius of 370.00 feet, a central angle of 66° 57' 00", an arc
distance of 432.34 feet, and a chord which bears S 10° 50' 30" W for a
distance of 408.16 feet;
THENCE, S 220 38' 00" E for a distance of 449.30 feet to a point;
THENCE, in a southeasterly direction along the arc of a curve to the right
having a radius of 540.66 feet, a central angle of 21' 47' 00", an arc
length of 205.55 feet, and a chord which bears S 11° 44' 29" E for a distance
of 204.32 feet to a point;
THENCE, N 890 09' 00" E for a distance of 82.81 feet to a point;
THENCE, in a southeasterly direction along the arc of a curve to the right,
having a radius of 1465.00 feet, a central angle of 12° 01' 00", an arc
distance of 307.26 feet, and a chord which bears S 84° 50' 30" E for a
distance of 306.69 feet to a point;
THENCE, S 780 50' 000 E for a distance of 142.81 feet to a point;
THENCE, N 430 52' 39" E for a distance of 500.00 feet to the PLACE OF
BEGINNING and containing 17.43 acres of land, more or less, from Single
Family Residential District R-1 to Medium Density Apartment Building District
R-6 .
Anck it is ordained that said changes shall be effective immediately.
