AN ORDINANCE AMENDING THE ZONING ORDINANCE, ORDINANCE NO. 850, SECTIONS 5-F.2., 5-F.3.,
AND 5-J.3., AND ORDINANCE NO. 996, SECTION 5-P.2., 5-P.3., and 5-Q.2. TO ALLOW
FRATERNITY OR SORORITY HOUSES IN CERTAIN COMMERCIAL AND APARTMENT ZONES AS A
CONDITIONAL USE.
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, April 22, 1976 on the question of amending the Zoning Ordinance No. 850;
AND, WHEREAS, the City Council has determined to amend Ordinance No. 850;
THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
The Zoning Ordinance No. 850 is hereby amended to read as follows:
1-D.34. FRATERNITY, SORORITY, OR GROUP STUDENT HOUSE:
Amend to read as follows:
FRATERNITY OR SORORITY:
An organization of university students formed chiefly
to promote friendship and welfare among the members.
Add the following as Section 1-D.34.A."
FRATERNITY OR SORORITY MEETING PLACE:
An enclosed space, room or structure used by a fraternity
or sorority for the purpose of holding organization related
meetings, gatherings or social functions.
5-F.2. PERMITTED USES:
Delete "Fraternity or Sorority Houses".
5-F.3. CONDITIONAL USES PERMITTED
Add the following:
Fraternity or sorority meeting place subject to the
following conditions:
1. One (1) off-street parking space per each
thirty (30) square feet of net floor area in
said fraternity or sorority meeting place.
This provision shall be in addition to, and
independent of the off-street parking require-
ments found in Section 7-C of this ordinance.
2. Every fraternity or sorority meeting place
shall comply with all Building Code requirements
for a Group B-2, Mercantile Occupancy and shall
be regarded as the principal use of the structure
or structures wherein it is located. The
Electrical Code requirements of a B-2, Mercantile
Occupancy shall be waived and the provisions
pertaining to residential structures shall be
substituted therefore;
3. Every fraternity or sorority meeting place
shall conform to all regulations applicable
to an R-3, Apartment Building District; oey

4. Every fraternity or sorority meeting place
shall be compatible with the general
character of the R-3, Apartment Building
District in which it is located;
5. The use of a fraternity or sorority meeting
place shall not jeopardize the public health,
safety or general welfare;
6. The use of a fraternity or sorority meeting
place shall not violate the general spirit
and intent of the Zoning Ordinance and this
Section;
7. A fraternity or sorority meeting place shall
not materially damage or curtail the
appropriate use of neighboring property.
5-J.3. CONDITIONAL USES PERMITTED:
Add "Fraternity or Sorority Houses".
Ordinance No. 996, amending the Zoning Ordinance No. 850, is hereby amended
to read as follows:
5-P.2. PERMITTED USES:
Delete "Fraternity or Sorority Houses".
5-P.3. CONDITIONAL USES PERMITTED:
Add "Fraternity or Sorority Houses".
5-Q.2. PERMITTED USES:
Delete "Fraternity or Sorority Houses".
