AN ORDINANCE REZONING CERTAIN TRACTS OF LAND IN THE RICHARD CARTER LEAGUE MORE
PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM APARTMENT BUILDING DISTRICT
R-3 TO GENERAL COMMERCIAL DISTRICT C-1, FROM COMMERCIAL INDUSTRIAL DISTRICT C-2 TO
GENERAL COMMERCIAL DISTRICT C-1.
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, December 11, 1975 on the question of rezoning certain areas within the city
limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of those certain tracts of land in the Richard
Carter League, Brazos County, Texas, and being more particularly described as follows:
All that certain tract or parcel of land lying and being situated in the Richard Carter
League in College Station, Brazos County, Texas, being all of that tract conveyed to the
Bank of A&M by deed recorded in Volume 340, Page 50, all of that tract conveyed to
the Bank of A&M by deed recorded in Volume 307, Page 397, all of that tract conveyed
to the Bank of A&M by deed recorded in Volume 328, Page 287, all of that tract conveyed to
B.O.C. Incorporated by deed recorded in Volume 313, Page 780, part of that tract conveyed
to the Bank of A&M by deed recorded in Volume 261, Page 786 and a -part of that tract
conveyed to the Bank of A&M by deed recorded in Volume 262, Page 566 all in the Deed
Records of Brazos County, Texas, and being more particularly described as follows:
Beginning at the intersection of the northwest line of University Drive and the southwest
line of Jane Street.
Thence S 41° 34' 20" W - 399.75 feet along the northwest line of University Drive to
the northeast line of that tract described by Ordinance No. 220 of the City of College
Station;
Thence N 47' 34' 06" W - 370.40 feet along the northeast line of that tract described
by the said Ordinance No. 220 to the southeast line of that tract described by Ordinance
No. 136 of the City of College Station;
Thence N 4;° 45' 54" E - 262.89 feet along the southeast line of that tract described
by the said Ordinance No. 136;
Thence S 480 49' 59" E - 40.57 feet;
Thence N 42° 42' 33" E - 73.96 feet to the southwest line of Jane Street;
Thence S 47° 54' 58" E - 327.45 feet along the southwest line of Jane Street to the
Point of Beginning and containing 2.8 acres of land more or less, from Apartment
Building District R-3 to General Commercial District, C-1.
All that certain tract or parcel of land lying and being situated in the Richard Carter
League in College Station, Brazos County, Texas, being all of that tract conveyed to
the Bank of A&M as Tract Two in deed recorded in Volume 310, Page 473 of the Deed Records
of Brazos County, Texas, and all of that tract conveyed to B.O.C. Inc. by deed recorded
in Volume 310, Page 243 of the Deed Records of Brazos County, Texas, and being more
particularly described as follows:
Beginning in the northeast line of Texas Avenue at the south corner of Lot 1 in Block
2 of Cooner Addition.
Thence N 42° 10' 50" E - 294.84 feet along the southeast line of the said Cooner
Addition to the south corner of Lot 5 in Block 2 of the said Cooner Addition;

Thence N 47° 41' 09" W - 100.00 feet along the line bewteen Lot 4 and Lot 5 to the
southeast line of Cooner Street;
Thence N 42° 10' 50" E - 115.00 feet along the southeast line of Cooner Street;
Thence S 47° 41' 09" E - 100.00 feet through Lot 6 of the said Cooner Addition to
the southeast line of the said Lot 6;
Thence N 42' 10' 50" E - 52.04 feet along the southeast line of the said Cooner
Addition to the southwest line of Jane Street;
Thence S 47° 54' 58" E - 60.89 feet along the southwest line of Jane Street;
Thence S W 58' 50" W - 462.26 feet to the northeast line of Texas Avenue;
Thence N 470 34' 06" W - 62.5 feet along the northeast line of Texas Avenue to the
Point of Beginning and containing 0.92 acres of land more or less, from Apartment
Building District R-3 to General Commercial District C-1.
All that certain tract or parcel of land more particularly described in Ordinance No.
136 from Commercial Industrial District C-2 to General Commercial District C-1.
And, it is ordained that said change be effective immediately.
