AN ORDINANCE REZONING CERTAIN TRACTS OF LAND IN THE J. E. SCOTT LEAGUE MORE
PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL
DISTRICT, DISTRICT R-lC TO NEIGHBORHOOD BUSINESS DISTRICT, DISTRICT C-N, AND
APARTMENT BUILDING DISTRICT, DISTRICT R-3 AS SPECIFIED IN THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Wednesday, October 23, 1974 on the question of rezoning certain areas within the
city limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of those certain tracts of land in the J. E.
Scott League, Abstract 50, Brazos County, Texas, also being a portion of Polo Park
Place, and addition to the City of College Station, Texas, plat of said addition being
recorded in Volume 106, page 1 of the Deed Records of Brazos County, Texas, said
tracts also being a portion of that tract conveyed to BEMA, Inc. by W. E. Edgar by
deed recorded in Volume 325, page 604 of the Deed Records of Brazos County, Texas
and being more particularly described by metes and bounds as follows:
TRACT ONE:
BEGINNING at the intersection of the northwest right-of-way line of Farm Road 60
and the southwest right-of-way line of a County Road, said point also being the
east corner of the aforementioned tract conveyed to BEMA, Inc. by W. E. Edgar;
THENCE S 45°00'00" W along the northwest right-of-way line of Farm Road 60 for a
distance of 475.00 feet to a concrete monument for corner;
THENCE N 45000'00" E across said BEMA tract for a distance of 475.00 feet to a point
for corner, said corner also lying in the southwest right-of-way line of the
aforementioned County Road-,.
THENCE S 45030'00" E along the southwest right-of-way line of said County Road
for a distance of 200.00 feet to the PLACE OF BEGINNING and containing 2.18 acres
of land, more or less from Single Family Residential District, District R-lC to
Neighborhood Business District, District C-N; and
TRACT TWO:
COMMENCING at the intersection of the northwest line of Farm Road 60 and the south-
west line of a County Road, said point also being the east corner of the afore-
mentioned BEMA tract;
THENCE N 45030'00" W for a distance of 200.00 feet to a point for the PLACE OF
BEGINNING:
THENCE continuing N 45°30'00" W along the southwest right-of-way line of said
County Road for a distance of 406.50 feet to an iron rod for corner;
THENCE S 44040'00" W for a distance of 475.00 feet to an iron rod for corner;
THENCE S 45030'00" E for a distance of 405.00 feet to a point for corner;
THENCE N 45000'00" E for a distance of 475.00 feet to the PLACE OF BEGINNING and
containing 4.42 acres of land more or less from Single Family Residential District,

District R-1C to Apartment Building District, District R-3;
The rezoning of this property does not contemplate that city utilities are to
be furnished to these particular tracts of land; if it is to be furnished with
utilities, this will be an expense to the landowner.
And it is ordained that the said change shall be effective immediately.
