AN ORDINANCE REZONING CERTAIN TRACTS OF LAND IN THE CRAWFORD BURNETT LEAGUE
MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY
RESIDENTIAL DISTRICT, DISTRICT R-lC TO GENERAL COMMERCIAL DISTRICT, DISTRICT
C-1, APARTMENT BUILDING DISTRICT, DISTRICT R-3, AND TOWNHOUSE-ROWHOUSE
DISTRICT, DISTRICT R-4 AS SPECIFIED IN THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Wednesday, October 23, 1974 on the question of rezoning certain areas
within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of those certain tracts of land in
the Crawford Burnett League, Brazos County, Texas and being portions of
a 64.17 acre tract and a 14.60 acre tract conveyed to James Connor Smith,
Trustee by Leon W. Stasney, et al, by deeds recorded in Volume 313, page
151 and Volume 313, page 164 of the Deed Records of Brazos County,
Texas and being more particularly described by metes and bounds as follows:
TRACT ONE:
BEGINNING at the northeast corner of the aforesaid 14.60 acre tract, said
point also being the southeast corner of a 1.00 acre tract conveyed to
Bennie Sechelski et ux by deed recorded in Volume 130, Page 624 of the Deed
Records of Brazos County, Texas, said point also lying in the most westerly
right-of-way line of State Highway 6 (South Texas Avenue);
THENCE S 46004'25" E along the most westerly right-of-way line of State Highway
6 for a distance of 810.60 feet to an iron rod for corner;
THENCE S 43055'35" W for a distance of 800.00 feet to a point for corner;
THENCE N 46004'25" W for a distance of 876.37 feet to an iron rod for corner;
THENCE N 48037'35" E for a distance of 802.70 feet to the PLACE OF BEGINNING
and containing 15.491 acres of land, more or less from Single Family Residential
District, District R-lC to General Commercial District, District C-1.
TRACT TWO:
COMMENCING AT THE NORTHEAST CORNER OF THE AFORESAID 14.60 acre tract, said
point also being the southeast corner of a 1.00 acre tract conveyed to Bennie
Sechelski et ux by deed recorded in Volume 130, page 624 of the Deed Records
of Brazos County, Texas, said point also lying in the most westerly right-of-way
of State Highway 6 (South Texas Avenue);
THENCE S 46004125" E along the most westerly right-of-way line of State Highway
6 for a distance of 810.60 feet to an iron rod for the PLACE OF BEGINNING:
THENCE continuing S 46°04'25" E along the most westerly right-of-way line of
State Highway 6 for a distance of 856.00 feet to an iron rod for the beginning
ikw of a curve to the right;
THENCE in a southeasterly direction along said curve to an iron rod for end of
said curve, said point lying in the northwest right-of-way line of Southwest

Parkway, (Curve data: central angle = 90*00100", radius = 100.0 feet,
tangent = 100.00 feet, the chord bears S 1004125" E a distance of 141.42 feet);
THENCE S 43055'34" W along the norhtwest right-of-way line of Southwest Parkway
for a distance of 964.53 feet to a point for corner;
THENCE N 46004'25" W for a distance of 375.00 feet to a point of beginning of
a curve to the left;
THENCE in a northwesterly direction along said curve to a point for end of
said curve, (Curve data: central angle - 37°38'27"; tangent - 200.00 feet;
radius - 586.81 feet; the chord bears N 64053'39" W for a distance of 378.61 feet);
THENCE N 83042'52" W for a distance of 110.00 feet to a point for corner;
THENCE N 6017'08" E for a distance of 60.00 feet to the beginning of a curve
to the right;
THENCE in a northeasterly direction along the curve to a point for end of said
curve. (Curve data: central angle - 37°38'27"; tangent - 161.91 feet; radius
475.05 feet, the chord bears N 25006'20" E a distance of 306.51 feet);
THENCE N 43055'35" E for a distance of 916.22 feet to the PLACE OF BEGINNING and
containing 24.196 acres of land, more or less from Single Family Residential
District, District R-lC to General Commercial District, District C-1.
TRACT THREE:
BEGINNING at the northeast corner of the aforesaid 14.60 acre tract, said
l point also being the southeast corner of a 1.00 acre tract conveyed to Bennie

Brazos County, Texas, said point also lying in the most westerly right-of-way

THENCE S 46004'25" E for a distance of 876.37 feet to a point for corner;
THENCE S 43055'35" W for a distance of 116.22 feet to the point of beginning
of a curve to the left;
THENCE in a southwesterly direction along the curve to a point for end of said
curve, (Curve data: central angle - 37°38'27"; tangent - 161.91 feet, the
chord bears S 25006'20" W a distance of 306.51 feet);
THENCE S 6017'08" W for a distance of 60.00 feet to an iron rod for corner;
THENCE N 83042'52" W for a distance of 777.28 feet to the point of beginning
of a curve to the right;
THENCE in a northwesterly direction along the curve to a point for end of said
curve, (Curve data: central angle - 39°10'38"; tangent - 150.00 feet; radius -
421.51 feet); the chord bears N 64007'33" W for a distance of 282.64 feet);
THENCE N 44032'14" W for a distance of 210.83 feet to an iron rod for corner;
THENCE N 48037'35" E for a distance of 1013.88 feet to the PLACE OF BEGINNING
and containing 18.735 acres of land, more or less from Single Family Residential
District, District R-1C to Apartment Building District, District R-3.

TRACT FOUR:
BEGINNING at the south corner of the aforesaid 64.17 acre tract, said point
also lying in the northwest right-of-way line of Southwest Parkway;
THENCE N 21037'00" E along the northwest right-of-way line of Southwest Parkway
for a distance of 313.08 feet to the point of beginning of a curve to the right;
THENCE in a northeasterly direction along the curve to a point for end of said
curve, (Curve data: central angle - 22°18'35"; radius - 1067.28 feet; tangent -
210.45 feet, the chord bears N 32°46'17" E a distance of 412.74 feet);
THENCE N 43055'35" E for a distance of 108.08 feet to a point for corner;
THENCE N 46004'25" for a distance of 375.00 feet to the point of beginning of
a curve to the left;
THENCE in a northwesterly direction along said curve to a point for end of said
curve, (Curve data: central angle - 37°38'27"; tangent - 200.00 feet; radius -
586.81 feet; the chord bears N 64°53'39" W for a distance of 378.61 feet);
THENCE N 83042'52" W for a distance of 110.00-feet to a point for corner;

TRACT FTVF.
BEGINNING at the southcorner of the aforesaid 64.17 acre tract, said point also
lying-in the northwest right-of-way line of Southwest Parkway;
THENCE N 44032'14" W for a distance of 477.77 feet to the PLACE OF BEGINNING;
THENCE continuing N 44°32'14" W for a distance of 1,426.31 feet to a point of
beginning of a curve to the left;
THENCE in a southeasterly direction along the curve to a point for end of said
curve, (Curve data: central angle = 39°10'38", tangent = 150.00 feet, radius =
421.51 feet, the chord bears S 64*07133" E for a distance of 282.64 feet);
THENCE S 83042'52" E for a distance of 777.28 feet to an iron rod for corner;
THENCE S 06017'08" W for a distance of 35.00 feet to an iron rod for corner;
THENCE S 09004'37" W for a distance of 373.96 feet to an iron rod for corner;
THENCE S 05007'44" E for a distance of 405.79 feet to the PLACE OF BEGINNING and
containing 8.187 acres of land, more or less from Single Family Residential District,
District R-lC to Townhouse-Rowhouse District, District R-4.

And it is ordained that the preliminary plat of the Parkway Plaza Addition
dated August, 1974 is rejected.
And it is ordained that the said changes shall be effe
ctive immediately.
