AN ORDINANCE PROVIDING FOR A PUBLIC HEARING ON THE QUESTION OF
REZONING ALL OF THOSE CERTAIN TRACTS OF LAND IN THE J. E. SCOTT
LEAGUE AND MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE
FROM SINGLE FAMILY RESIDENTIAL DISTRICT, DISTRICT Rl-C TO GENERAL
COMMERCIAL DISTRICT, DISTRICT C-1 AND APARTMENT BUILDING DISTRICT,
DISTRICT R-3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:'
WHEREAS, the City Council of the City of College Station has been
presented a petition by the owners of the herein described tracts of
land to rezone the same from Single Family Residential District,
District R-1C to General Commercial District, District C-1 and Apart-
ment Building District, District R-3;
THEREFORE, it is hereby ordered that the Planning and Zoning Commission
of the City of College Station shall consider the above request
according to the provisions of Section 13-A of Ordinance No. 850 and
shall make recommendation to the City Council prior to the 24th day
of June, 1974; and
It is hereby ordered that a public hearing be held at the City Hall
in College Station, Texas at 7:00 P.M. on June 24, 1974 on the
question of rezoning all of those certain tracts of land in the
City of College Station described as follows:
TRACT ONE:
A 16.402 acre tract or parcel of land lying and being situated in
the J. E. Scott League, A-50, College Station, Brazos County, Texas
and being part of the tract of land called 13.177 acres in the deed
recorded in Volume 316, page 7 and the tract of land called 44.0
acres in the deed recorded in Volume 310, page 500 of the Deed Records
of Brazos County, Texas and being more particularly described as follows:
BEGINNING at a point for corner, said point marking the south corner
of the Polo Park Addition, plat of said addition being recorded in
Volume 106, page 1 of the Deed Records of Brazos County, Texas, said
point also marking the southeast corner of the above mentioned 44.0
acre tract, said point being located in the northwest right-of-way
line of Farm to Market Road No. 60;
THENCE along the above mentioned northwest right-of-way line, same
being the southeast line of the above mentioned 44.0 acre tract,
for the following calls:
S 48010140" W for a distance of 489.45 feet to a point for angle
point;
S 55024117" W for a distance of 199.58 feet to a concrete right-of-
way marker found for angle point;
S 57042118" W for a distance of 169.74 feet to an iron rod found
for angle point, said iron rod marking the southwest corner of
the said 44.0 acre tract and the southeast corner of the before
mentioned 13.177 acre tract; OWA

THENCE S 57042117" W along the beforementioned northwest right-of-
way line of Farm to Market Road No. 60, same being the southeast line
of the above mentioned 13.177 acre tract for a distance of 133.97
feet to a concrete right-of-way marker found for angle point, said
right-of-way marker being located at the point of intersection of
the said northwest right-of-way line and the northeast right-of-way
line of Farm to Market Road No. 2818 (West By-pass);
THENCE along the above mentioned northeast right-of-way line, same
being the southwest line of the above mentioned 13.177 acre tract for
the following calls:
N 75*53101" W for a distance of 204.52 feet to a concrete right-of-way
marker found for angle po.nt,-
N 45015106" W for a distance of 409.21 feet to a nail found for
angle point;
N 47*06150" W for a distance of 27.0 feet to a point for corner;
THENCE N 48021110" E for a distance of 1120.97 feet to a point for
corner, said point being located in the southwest line of the before
mentioned Polo Park Place Addition, same being the northeast line of
the before mentioned 44.0 acre tract;
THENCE S 42027131" W along the above mentioned southwest line of Polo
Park Place Addition, same being the northeast line of the above
mentioned 44.0 acre tract for a distance of 676.79 feet to the PLACE
OF BEGINNING containing 16.402 acres of land more or less from Single
Family Residential District, District R-1C to General Commercial
District, District C-1; and
TRACT TWO:
A 39.821 acre tract or parcel of land lying and being situated in
the J. E. Scott League, A-50, College Station, Brazos County, Texas
and being part of the tract of land called 13.177 acres in the
deed recorded in Volume 316, page 7 and the tract of land called
44.0 acres in the deed recorded in Volume 310, page 500 of the Deed
Records of Brazos County, Texas and being more particularly described
as follows:
BEGINNING at an iron rod found for corner, said iron rod marking
the most northerly corner of the above mentioned 44.0 acre tract;
THENCE S 42027131" E along the northeast line of the above mentioned
44.0 acre tract at a distance of 1,314.43 feet pass an iron rod,
said iron rod marking the northwest corner of the Polo Park Place
Addition, plat of said addition being recorded in Volume 106, page 1
of the Deed Records of Brazos County, Texas, continue along the
common line of the said 44.0 acre tract and the Polo Park Place Addition
for a total distance of 1,534.14 feet to a point for corner;
THENCE S 48021110" W for a distance of 1,120.97 feet to a point for
corner, said point being located in the northwest right-of-way line
of Farm to Market Road No. 2818 (West By-pass), said right-of-way
line also being the westerly line of the before mentioned 13.177 acre
tract;

THENCE along the above mentioned right-of-way and westerly
line for the following calls:
N 47*06150" W for a distance of 513.43 feet to a concrete right-of-way
marker found for angle point;
N 39005131" W for a distance of 599.08 feet to a concrete right-of-way
marker found for angle point;
N 41*43110" W for a distance of 199.14 feet to a concrete right-of-way
marker found for angle point;
N 39002143" W for a distance of 207.99 feet to an iron rod found for
corner, said iron rod marking the northwest corner of the before
mentioned 13.177 acre tract;
THENCE N 47044109" E along the northwest line of the above mentioned
13.177 acre tract at a distance of 258.97 feet pass an iron rod
found marking the northeast corner of the said 13.177 acre tract and
the northwest corner of the before mentioned 44.0 acre tract,
continue along the northwest line of the saif 44.0 acre tract for
a total distance of 1,112.40 feet to the PLACE OF BEGINNING containing
39.821 acres of land more or less from Single Family Residential
District, District R-lC to Apartment Building District, District R-3.
