HomeMy WebLinkAbout03/21/1978 - Regular Minutes - Zoning Board of AdjustmentsMINUTES ZONING BOARD OF ADJUSTMENT March 21, 1975 MEMBERS PRESENT: Chairman Sandra Runnels; Members Wes Harper, John Hughey, Henry Hawley; Council Liaison Larry Ringer; Building Official Bill Koehler MEMBERS ABSENT: Janet Storts Agenda Item No. 1 -- Approval of the minutes of the meeting of February 21, 1975: Hawley moved that the minutes be approved as read. The motion was seconded by Hughey and unanimously approved. Agenda Item No. 2 -- Consideration of a request for variance from John C. Culpepper at 1700 Puryear Drive: Koehler explained that this proposed building, contrary to the normal case, had vehicular access to fire hydrants at front and rear, and that in his opinion that was the principal purpose of the regulation. He said that this provision was not usually found in a Zoning Ordinance and that preliminary reviews had not discovered the problem. The owner thus had substantial investment in de- sign fees and financing arrangements which would be lost in the absence of variance. Mr. Culpepper said that the fire hydrant location and continued rear access was a part of the approval of the parking and landscape plan. Runnels moved that the variance be granted due to the unique circumstance of front and rear water supply and access, the hardship in loss of incurred costs, and the concurrence of the Fire Marshal that the proposal would not be detri- mental to fire operations. The motion was seconded by Hawley and unanimously approved. Agenda Item No. 3 -- Other Business: The Chairman suggested that the unsprink- lered building length provision should be put in the Building Code and deleted from the Zoning Ordinance. Agenda Item No. ~ -- Adjourn: There being no other business, the meeting was adjourned.
