State of Texas, acting by and through F. 3. Clark, Chairman of
the Board of Directors and C. W. Burchard, its Secretary- Treasurer

Development Company April 13, 1925 and of record in Brazos County

This deed is granted with the following limitations:
1: The improvements in College ark to be made at the
expense of The Southside Development Company are as follows:

streets and avenues as blotted in the map of College 2ark; (0)
Construction of a sewage Disposal Plant and the provision of a
Sewerage System sufficiently large to accomodate all bona fide
residents of 'College Dark.
2: No. out -door toilet shall be allowed on any lot in
College Turk.
3: The lay -out of the lots as shown in the plan of
College 2ark shall be adhered to and no scheme of facing lots
in any other direction shall be permitted.
4: No use shall be made of tae property aereby conveyed,
or any part thereof, which shall constitute a nuisance or inliure
the value of neighboring lots. The luestion of determining what
shall constitute a nuisance shall rest with tale Board of Directors
of The $outhside Development Company.
5: The general landscape plans, such as leoation of
houses, location of flower beds, trimmings of trees, planting
of shrubbery, etc., shall be in accordance wits: such standard
aut_iorl ty as shall be auee )table to the Board of Directors of
The Southside Development Company.
5: The company reserves taie right in fee in all streets,
alleys and sidewalks, to use the same for pavements, railways, gas
and water mains, sewer pipes, electric lights, telegraph and tele-
phone wires, and such ether reasonable uses as the c e zpany may see
fit.
7: No house shall be built closer to trio street than
twenty feet.
8: Churches, stores, theatres, School houses, and ogler
central meeting places shall beconstr cted only on lots provided in
the Lan for establishments of that kind unless agreed to by the
Board of Directors of the acid company.
3: No house, with the exception of woodsheds, garages, and
similar sueplementar;y buildings shall be constructed in College mark
the plans of Which have not been drawn or approved by an architect
acceptable to the board of director:: of The Southside Development

the right to buy back at the original purchase price, without
interest, any lot the owner or owners cannot show bona fide
evidence of utilization to some social or individual and other
than that of merely holding the lot for increase in value.
11: Blocks 9, 10, 13, 14, 15, 16 and 17 are set aside
in the plan of Jollege Park for colored people. Any colored per-
son who voluntarily cohabits with any other person of opposite

That we, 2. D. Hammond at Bryan, Texas, on or before
December 1, 1925, bearing interest from date at the rate of 10,,
per annum, the interest payable annually. All past die interest
bears 10;, interest. Said note ore /ides for accelerated maturity
for a collection fee of 1oo upon the happening of of the contin-
gencies mentioned in said note. Said note is secured by a first
and superior lien on the premises hereinafter described and con-
veyed.
And the further consideration bein the execution and
delivery to the said 2. D. Hamidond of one certain prorzissoey Dote

1, 1925, and one installment on or before the 1st day of each

fee upon the happening of the eentinencies mentioned in said

Both of the above described notes erevide that the aa:.er
shall carry insurance on the buildings located on the hereinafter
described property with loss, if any, 7ay<_ble to the holder of said

cribed )rovides that the rlaer will pay the taxes on the hereinafter
described property and failure to pay either taxes or insurance
matures said note at the option of the holder, or he may pay said
insurance and taxes and add the same with interest thereon to the

fully described in a certain deed duly recorded in Record of
Deeds in Book 67, Page 228, of the County of Brazos, Texas,
said note having been executed as a vendor's lien lien on the
following; described lot or parcel of land situated in the County
of Brazos, Texas: being a cart of Lot Number Three (3) Block
Nunber Nineteen (19) of College Park Addition to the College
Station, Brazos County, Texas, and is 62 feet by 105 4/13 feet,
fronting on Ierford St.
