NOTICE OF PUBLIC MEETING
Notice is hereby given to all interested members of the public that the Board of Directors
of the above captioned District will hold a regular public meeting at 4121 State Hwy 6 South,
College Station, Brazos County, Texas 77845, said address being a meeting place of the District.
The meeting will be held on Thursday. October 12, 2023. at 2:00 n.m. The City Council of
College Station, Texas may or may not attend the Public Meeting. The Board shall consider
and discuss the following matters and take any action appropriate with respect to such matters:
1. Public comments;
2. Review and approve minutes of the September 14, 2023, Board of Directors meeting;
3. Conduct public hearing regarding adoption of the District's proposed 2023 tax rate;
4. Levy of the District's 2023 debt service and maintenance tax rates and the adoption of an
Order in connection therewith;
5. Approval and execution of Amendment to First Amended and Restated District
Information Form relative to the District's 2023 tax rate;
6. Bookkeeper's Report, including authorizing the payment of invoices presented;
7. Annual review of Order Establishing Policy for Investment of District Funds and
Appointing Investment Officer, and adoption of Resolution and amended Order in
connection therewith;
8. Tax Assessor/Collector's Report;
9. Engineering Report, including:
a. Authorizing the design and/or advertisement for bids for construction of facilities
within the District, approving of related storm water plans, including:
1) Status of design of Midtown City Center, Phases 406A and 406B;
b. Authorizing the award of or concurrence in award of contracts for the construction of
facilities within the District, authorizing acceptance of TEC Form 1295, and approval
of any storm water permits, including:
1) Midtown City Center Phase 111;
c. Status of construction of facilities to serve land within the District, including the
approval of any pay estimates and/or change orders and authorize acceptance of Form
1295, including:
1) Midtown Subdivision Phases 109 and 112 by Greens Prairie Investors, Ltd.;
2) Midtown City Center, Subdivision Phase 404A by Terra Bella Construction,
LLC;
d. Acceptance of site and/or easement conveyances for facilities constructed or to be
constructed for the District, and acceptance of facilities for operation and
maintenance purposes; and

e. Status of acceptance by the City of streets for maintenance;
10. Resolution Authorizing the Use of Surplus Road Construction Funds, including
(i) approval of supplemental audit relative to the payment of proceeds of the District's
$1,750,000 Unlimited Tax Road Bonds, Series 2023, and (ii) authorize disbursement of
proceeds in accordance with such supplemental audit;
11. Developer's Report;
12. Attorney's Report; and
13. Matters for possible placement on future agendas.
