Here's what I believe are the biggest developments over the last 30 years. Feel free to pick and choose. I just tried to brainstorm the major developments. Thanks again! • Pebble Creek Subdivision — College Station's first master -planned, golf and country club community. At the time, the perception was that Pebble Creek was closer to Navasota than College Station. • Castlegate & Tower Point Area — Large tract that was subdivided by Highway 40 that prompted the planning and development of Castlegate and Tower Point. The original concept of the residential portion was designed after the Woodlands — narrower roadways, grand entrance with water feature, curvilinear streets, preserved greenways with walking trails. • University Drive Corridor — Largely undeveloped commercial area between Highway 6 and Tarrow. The City did a special area plan in the early 90's and developed an overlay district to improve the aesthetics along the roadway through landscaping, building materials and setbacks. The Home Depot center (including Michaels, Starbucks, Cheddars, Wings N More), Hyatt Place, University Town Center (Pei Wei, TGI Fridays/Willies, Abuelo's, Blue Baker, Razzoo's, Homewood Suites, Residence Inn, etc.) • Northpoint Crossing — Implosion of the Ramada Inn. • Century Square — Demolishing the married student housing to make way for new residential and mixed -use. Not sure if this is fits into the right time frame. • Northgate — There's a lot in here re: new development and density but I'm not sure if it fits the proper time frame. Traditions Dorm was the first large-scale residential development to occur in Northgate in a very long time. To me, this was the first indicator that Northgate was positioned to redevelop into something much more dense. Prior to this, Northgate was a code enforcement area where we spent a lot of time writing warnings and tickets for dilapidated buildings, parking in the yard, high weeds and grass, etc. • TAMU — This may be a separate story but the Kyle Field redevelopment, Reed Arena, demolishing of Mount Aggie, George Bush Library, etc. • Veterans Park & One Momentum Plaza (Don Adam's Building) — Again, may be duplicated somewhere else but it was a major endeavor now and at the time. • Scott & White Hospital and the whole Walmart rezoning & lawsuit. • College Station High School — 2"d high school location • Texas World Speedway — Not sure where this fits but it should have a place in history as either a raceway or new development.
