CONVEYED TO OWNERS, UNITED CENTRAL BANK, FIRST AMERICAN BANK, AND TAC REALTY, INC., BY DEED RECORDED IN VOLUME 816, PAGE 681, OF THE DEED RECORDS, BRAZOS COUNTY, TEXAS, AND 8.48 ACRE AND 6.50 ACRE TRACTS SITUATED IN THE CITY OF COLLEGE STATION, BRAZES COUNTY, TEXAS, CONVEYED TO OWNERS, UNITED CENTRAL BANK, FIRST AMERICAN BANK, AND TAC ~TY, INC., BY DEED RECORDED IN VOLUME 1080, PAGE 170, OF THE DEED RECORDS, BRAZOS COUNTY, TEXAS FROM A-O, AGRICULTURE-OPL~I SPACE, TO M- I, PLANNED INDUSTRIAL. WHEREAS, on April 24, 1997, the City Council of the City of College Station, Texas convened and, pursuant to notices prescribed by law, held a public hearing with regard to the application for rezoning of a 17.62 acre tract ofland consisting of Lots One (1) and Two (2), Block Two (2), Belmont Place, Section One (1), in the City of College Station, Brazos County, Texas, conveyed to Owners, United Central Bank, First American Bank, and TAC Realty, Inc., by deed recorded in Volume 816, Page 681, of the Deed Records, Brazos County, Texas; and 8.48 acre and 6.50 acre tracts of land situated in the City of College Station, Brazos County, Texas, conveyed to Owners, United Central Bank, First American Bank, And TAC Realty, Inc., by deed recorded in Volume 1080, Page 170, of the Deed Records, Brazos County, Texas and more particularly described by metes and bounds as follows: COMMENCING at a ½" iron rod found and accepted for the most northerly comer of said Lot 1, said monument being the common point of said Lot and the right-of-way of Texas State Highway 6 as recorded in Volume 572, page 570, of the Official Records of Brazes County, Texas. WHEREAS, the above-described property is currently zoned A-O, Agriculture-Open Space and the current usc is as vacant land; WHEREAS, the current owners of the above-described property, United Central Bank, First American Bank, and TAC Realty, Inc., have applied for rezoning of the property to M-l, Planned Industrial; lah~c:~userfile~.ezonmg~brz~,li2.doc 4/10/97 ORDINANCE NO. 2241 PAGE 2 WHEREAS, thc City Council of thc City of College Station, Texas, heard evidence that thc planned usc off the above-described property is light industrial; " WHEREAS, the City Council of the City of College Station, Texas, heard evidence of the above-described property's proximity to Texas Highway 6; WHEREAS, the City Council of the City of College Station, Texas heard evidence of other commercially zoned properties in the area of the above-described property; and WHEREAS, the City Council of the City of College Station, Texas heard evidence that rezo~in~ the above- described property is in accordance with the City's Comprehensive Plan for development; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS, that the above-described property is rezoned to M-I, Planned Industrial, effective immediately.
