AN ORDINANCE KEZONING A PARCEL OF LAND TOTALING 2.04 ACRES LOCATED
IN THE MORGAN RECTOR LEAGUE, ABSTP~CT NO. 46, BKAZOS COUNTY, TEXAS,
SAID TRACT BEING A PORTION OF THE REMAINDER OF THAT SAME 23.33 ACRE
TRACT CONVEYED TO JOHN BEN CAKRABBA BY DEED OR RECORD IN VOLUME
470, PAGE 334 OF THE OFFICIAL RECORDS OF BKAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The subject 2.04 acre tract described by metes and bounds in the attached Exhibit "A"
and shown graphically in Exhibit "B" is rezoned from R-5 Apartments Medium Density
to A-P Administrative Professional.
A notice of the time and place, where and when said ordinance would be given a public hearing
and considered for final passage, was published in The Eagle, a daily newspaper of general
circulation in the Cities of Bryan and College Station, said publication being on Wednesday,
February 1 !, 1998, the same being at least fifteen (15) days prior to a public hearing to be held in
the Council Room of the City Hall in College Station, Texas, at 7:00 p.m., on Thursday, February
26, 1998, to permit the public to be heard prior to final consideration of this ordinance.

SAID 23.33 ACRE TRACT OF LAND BEING OUT OF AND A PART OF THAT CALLED
100 ACRE TRACT OF LAND CONVEYED TO T. H. KRI=NEK BY DEED OF RECORD
iN VOLUME 97, PAGE 90, (D.R.B.C T.): SAID 2.04 ACRE TRACT OF LAND BEING
ALL OF LOT 1, BLOCK 1 OF DARTMOUTH ADDITION, A PROPOSED SUBDIVISION
TO THE CITY OF COLLEGE STATION, TEXAS, AND BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at a point for most westerly corner at the most westerly corner of said Lot
1, said Block 1, and said remainder of the Carrabba called 23.33 acre tract of land,
same being a point in the southeasterly right-of-way line of Southwest Parkway, same
also being the most northerly corner of Lot 1, Ashford Square, according to the plat of
record in Volume 590, Page 269 (D.R.B.C.T.);
THENCE, N 42°05'13" E, along said southeasterly right-of-way line of Southwest
Parkway and the northwesterly line of said Lot 1, said Block 1, Dartmouth Addition and
said remainder of the Carrabba called 23.33 acre tract of land, a distance of 408.37
feet to a point for angle;
THENCE, N 45°54'22" E, continuing along said southeasterly right-of-way line of
Southwest Parkway and the northwesterly line of said Lot 1, said Block 1, Dartmouth
Addition and said remainder of the Carrabba called 23.33 acre tract of land, a distance
of 23,2@ feet to a point for most northerly comer at the most northerly comer of said Lot
1, Block 1, Dartmouth Addition;
THENCE, S 47°54'47" E, with a line through the interior of said remainder of the
Carrabba called 23.33 acre tract of land and said remainder of the Krenek called 100
acre tract of land along the northeasterly line of said Lot 1, same being the most
northerly northeast line of said Block 1, Dartmouth Addition, a distance of 197.49 feet
to a point for most easterly comer at the most easterly comer of said Lot 1, Block 1,
Dartmouth Addition at an interior ell corner of said Block 1, same being a point in the
northwesterly line of Lot 2, of said Block 1;
THENCE, S 42°05'13'' W, continuing with a line through the interior of said remainder
of the Carrabba called 23.33 acre tract of land, said Krenek called 100 acre tract of
land, and said Block 1, along the line common to said Lots 1 and 2, of said Block 1, a
distance of 462.54 feet to a point for most southerly comer at the most southerly comer
of said Lot '1, same being a point in the southwesterly line of said remainder of the
Carrabba called 23.33 acre tract of land and the northeasterly line of the aforesaid
Ashford Square;

THENCE, N 39°04'49" W, along the line common to said remainder of the Carrabba
called 23.33 acre tract of land, said Block 1, Dartmouth Addition, and said Ashford
Square and continuing through the interior of said Krenek called 100 acm tract of land,
a distance of 201.43 feet to the POINT OF BEGINNING, and containing 2.04 acres of
land, more or less. The above described tract of land was compiled from deed and map
record information and was not surveyed on the ground.
