AN ORDINANCE KEZONING A TRACT OF LAND TOTALING 5.8 ACRES, A PORTION
OF A 35.854 ACRE TRACT LOCATED IN THE ROBERT STEPHENSON LEAGUE
ABSTRACT NO. 54, IN COLLEGE STATION, BKAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1'
That the City of College Station Zoning Ordinance #1638, more specifically the
Official Zoning Map, be amended as set out in Exhibits "A", "B", and "C" attached
hereto and made a part of this ordinance for all purposes.
PART 2:
That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way effect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
PART 3:
That any person, finn or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00).
PART 4:
A notice of the time and place, where and when said ordinance would be given a
public hearing and considered for final passage, was published in The Eagle, a dally
newspaper of general circulation in the Cities of Bryan and College Station, said
publication being on Wednesday, March 10, 1999, the same being at least fifteen (15)
days prior to a public hearing to be held in the Council Room of the City Hall in
College Station, Texas, at 6:00 p.m., on Thursday, March 25, 1999, to permit the
public to be heard prior to final consideration of this ordinance.
PASSED, ADOPTED and APPROVED this 25th day of March, 1999.

EXHIBIT "A"
That the Official Zoning Map of the City of College Station, and part of Zoning Ordinance #1638,
is hereby amended as follows:
The following property is rezoned from R-6 Apartment Medium Density to C-1 General
Commercial:
A 5.8 acre tract, a portion of the Robert Stephenson League Abstract No. 54, in College
Station, Brazos County, Texas.
The property is rezoned with the following conditions:
· A vegetative buffer meets the 1L&D requirements on the proposed C-1 property along the
western boundary.
· The overall height of the buildings in the C-1 development not exceeds 35 ff.
· The zoning is not effective until an east-west minor collector is either installed or
guaranteed.

situated in the Robert Stevenson Survey, Abstract No. 54, Brazos County,
Texas, and being part of the called 24.18 acre tract described in the deed
from W. T. Franklin to Bob J. Griffin, recorded in Volume 220, Page 686, of
the Deed Records of Brazos County, Texas, and part of the called ll.g65 acre
tract described in the deed from L. V. Halbrooks to Bob O. Griffin, recorded
in Volume 240, Page 77, of the Deed Records of Brazos County, Texas, and
being more particularly described as follows:
BEGINNING at a 1/2" iron rod set in the f6nce found marking the southeast
