AN ORDINANCE REZONING ONE PARCEL OF LAND TOTALING 2.25 ACRES
LOCATED IN THE I.W. SCOTT LEAGUE, ABSTRACT NO. 49 IN COLLEGE STATION,
BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1'
That the City of College Station Zoning Ordinance #1638, more specifically the
Official Zoning Map, be amended as set out in Exhibits "A", "B", and "C" attached
hereto and made a part of this ordinance for all purposes.
PART 2:
That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way effect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
PART 3:
That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00).
PART 4:
A notice of the time and place, where and when said ordinance would be given a
public hearing and considered for final passage, was published in The Eagle, a daily
newspaper of general circulation in the Cities of Bryan and College Station, said
publication being on Wednesday, lanuary 27, 1999, the same being at least fifteen
(15) days prior to a public hearing to be held in the Council Room of the City Hall in
College Station, Texas, at 7:00 p.m., on Thursday, February 1 l, 1999, to permit the
public to be heard prior to final consideration of this ordinance.

EXHIBIT "A"
That the Official Zoning Map of the City of College Station, and part of Zoning Ordinance #1638,
is hereby amended as follows:
The subject 2.25 acre tract described by metes and bounds in the attached Exhibit "B"
and shown graphically in Exhibit "C" is rezoned from R-1 Single Family Residential to
C-2 Commercial Industry.

s~tuated in the J. W. Scott Le~gue,.Abstract No, 49, College Station, Brazos
County,.Texas,.and being part of the 15.37~ acre tract of land conveyed to
Joyce. Peters Bell and described in the deed recorded in Volume 297, Page 252 of
the Deed Records of Brazos County, Texas, and Being more particularly described
as follows:
BEGiNNiNG at the ~ron rod set in the fence found marking the southwest
line of the. beforement~oned 15.379 acre tract, located S 43° 31' 21" E along
the said southwest line a distance of 190.72 feet from the iron rod found marking
the west corner of the said 15.379 acre tract;
THENCE N 36° 58' ~7" E across the beforementioned 15.379 acre tract
for a distance of 340.92 feet to an iron rod set for corner in tee south right-
of-way line of Farm-to-Market Road No. 158;
THENCE along the beforementioned south right-of-way line of Farm-to-
Harket Road No. 158, same being in a curve to the left having a radius of
7216.00 feet, for an arc distance, of 212.05 feet to a fence corner post found
for corner marking the north corner of the Joyce De Vaney 11.424 acre tract
which is a part of the beforementioned 15.379 acre tract, the chord bears
S 68° $0~ 11't E a distance of 212.04 feet;
THENCE S 25° 46~ 44,I W along the fence found marking the northwest
line of the beforement~oned 11.424 acre tract for a distance of 455.37 feet to
a fence corner post found for corner marking the west corner of the said
acre tract ~n the southwest line of the beforementioned 15,379 acre tract;
THENCE N 43~ 42' O9" W along the eoeforementioned fence found marking
the southwest line of the 15.379 acre tract for a distance of 296,38 feet to the
PLACE OF BEGINNING containing 2.2467 acres of land more or less.
