AN ORDINANCE REZONING A PARCEL OF LAND TOTALING 2.292 ACRES LOCATED
IN THE MORGAN RECTOR LEAGUE, ABSTRACT NO. 46 IN COLLEGE STATION,
BRAZOS COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1:
That the City of College Station Zoning Ordinance #1638, more specifically the
Official Zoning Map, be amended as set out in Exhibits "A", "B" and "C" attached
hereto and made a part of this ordinance for all purposes.
PART 2:
That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way effect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
PART 3:
That any person, firm or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five dollars ($25.00) nor more than Two
Thousand Dollars ($2000.00). The owner of any building shall be placed or shall
exist, shall be guilty of a separate offense and upon conviction thereof shall be fined as
herein provided.
PART 4:
A notice of the time and place, where and when said ordinance would be given a
public heating and considered for final passage, was published in The Eagle, a daily
newspaper of general circulation in the Cities of Bryan and College Station, said
publication being on Wednesday, September 9, 1998, the same being at least fifteen
(15) days prior to a public hearing to be held in the Council Room of the City Hall in
College Station, Texas, at 7:00 p.m., on Thursday, September 24, 1998, to permit the
public to be heard prior to final consideration of this ordinance.

EXHIBIT "A"
That the Official Zoning Map of the City of College Station, and part of Zoning Ordinance # 1638,
is hereby amended as follows:
The subject 2.2920 acre tract described by metes and bounds in the attached Exhibit "B"
and shown graphically in Exhibit "C" is rezoned from R-I Single Family Residential to
R&D Research and Development.

Dartmouth Joint Venture, recorded in Volume 734. !'age 338, of the Brazos County Deed

BEGINNING at a fence post found at the east corner of this tract, also being on tile
southwest right-of-way line of FNI 2818, and being a colnmon corner of the C. A.
Bertrand tract, recorded in Volume 305, Page 853, of the Brazos Count), Deed Records;
TllENCE: Sot,th 40 degrees 54 minutes 50 seconds \Vest. a distance o1'223.59 feet
along tile common line between this tract and thc said I?,ertrand tract to a i/2" iron rod
found at thc south comer of this tract, also being a common corner of The Second Baptist

seconds, :m arc distance of 432.65 feet, a radius of 1000.00 feet, and a chord of North 63
degrees 29 minutes 22 seconds West, a distance of 429.28 feet to a 5/8" iron rod set for
corner;
North 51 degrees 05 minutes > 7 seconds West, a distance of 141.50 feet to a 5/8" iron rod
set for the west corner of this tract, also being on the said right-of-way line of FM 2818;
THENCE along said right-of-way line for the following calls:
Around a curve in a clockwise direction having a delta angle of 34 degrees 51 minutes 39
seconds, an arc distance of 581.06 feet, a radius of 955.00 feet, and a chord of South 82
degrees 26 nfl,rotes 05 seconds East, a distance of 572.13 feet to a concrete monument;
TllENCE around a curve in a clockwise direction having a delta angle of 04 degrees 55
minutes 08 seconds, an arc distance of 81.99 feet, a radius of 955.00 feet, and a chord of
South 63 degrees 48 minutes 03 seconds East, a distance of 81.96 feet to the PLACE OF
BEGINNING containing 99839.52 square feet or 2.2920 acres, as surveyed on the
ground, under my supervision.
