E. Narrative History
Built by 1. C. Culpepper in 1948, 1204 Marsteller may have been part of the original
Richard Carter plantation, since it lies a mile west of the old Carter homestead. The front of the
house appears just as it did when first built, and has never been altered. The home has always
been a single-family residence with a detached, two-car garage, and the original brick veneer has
never been painted or altered in any way. The house is notable for its many 4'x6' double-hung
wood sash windows and large living room picture window looking out on the back yard. The
living room also has a huge solid brick fireplace with original knotty pine cabinetry on either
side.
The only major alteration made before the present owners acquired the house was
converting a back porch into a sunroom. The sunroom is on the porch's original concrete slab,
and appears to have been used first as a laundry room and then a den. No alterations in the
roofline were necessary. From discussions with the prior owners, we believe the porch was
enclosed around 1970.
s- .F6
Originally the house had a large floor heater and space heaters. These were replaced with
central heat and air long before we purchased it. The original space heater in the bathroom is
still in place.
The only alteration that changed the building's roofline and floor plan was made in 1987
by the present owners. We added two bedrooms and a % bath, and used brick manufactured in
Henderson, Texas, identical to the original brick. The addition is pier and beam, just like the
original house, with identical wood trim. We even recycled an original window by using it in
one of the new bedrooms. The addition is not visible from the front, and most visitors cannot tell
where the original structure ends and the addition begins.
Most of the visible changes are in the landscape, which has varied over the years, Many
post oak trees in the neighborhood have died, but have been replaced by live oaks, shumard oaks,
cedars, and similar trees that harmonize with the existing habitat.
On the rear exterior we have added a deck, a brick patio, and an in-ground swimming
pool, and we repaved the concrete driveway along the north side. We also added a small wooden
gardening shed behind the garage.
On the interior we have extensively remodeled the kitchen, remodeled two built-in
cabinets, and refloored the bathroom. Otherwise, the old part of the house looks much the same
as it did when it was first built.
F. Drawings
See Attachment A.
G, Photographs
See Attachment B.
H. Additional Information
We will be happy to address any questions as fully as we can. We have very few records
of the house before 1977, however.
1. References
We established ownership by searching the Deed of Trust records in the Brazos County
Courthouse, Bryan, Texas. Ms. Elizabeth Spring of the City of College Station searched the
city's building permits to determine the date the house was built. Ms. Kettie Brownwill, the
owner from 1977-85, graciously sent us photographs of the front of the house she took in 1977.
