Metes and bounds description of all that certain 10.078 acre tract or parcel of land, lying and
being situated in the Richard Carter League, Abstract No. 8, College Station, Brazos County, Texas,
being comprised of all that certain 10.078 Acre tract conveyed from Star Pavilion LTD., to College
Station/A. B./Limited Partnership as decribed by deed recorded in VOLUME 2704, PAGE 205 of said
Official Records, said 10.078 acre tract being more particularly described as follows:
BEGINNING at a power pole stub out found marking the intersection of the northeast line of
that of that said 10.078 acre tract and the apparent northwest right—of—way line of Lincoln Avenue
as occupied. Said corner lying also in the original southwest line of Lot 3, D. A. Smith Subdivision.

THENCE S 41" 23' 19" W — 556.00 feet with said right—of—way line to a chiselled "x" mark MARK s
set for corner in a concrete drive, being the south corner of said Tract C, and the north comer
of Tract A. Eastgate Square Subdivision, as depicted by plat recorded in Volume 542, Page 125,
of the deed recorded of Brazos County, Texas.
THENCE N 480 36' 41" W — 294.38 feet with the common line between said Tract C and
Tract A, to a chiselled "x" mark found for corner.
THENCE S 41° 23' 19" W — 236.00 feet with said line and its prolongation to a chiselled "x"
mark set for corner, and lying in the northeast right—of—way line of Texas Avenue, as depicted on the
plat of said Eastgate Square.
THENCE N 48" 36' 41" W — 347.62 feet with said right—of—way line to a chiselled "x" mark
set for corner.
THENCE N 41. 23' 19" E — 792.00 feet with the northwest line of said 0.721 acre tract and
its prolongation to a 1 /2" iron rod found for corner, and being the north corner of that some 1.00
acre tract conveyed from Real Alchemy, L.P. to United Strategic, L.P., as described by deed recorded
in VOLUME 2049 PAGE 340.
THENCE S 48' 36' 41" E — 642.00 feet with the northeast line of said 1.00 acre tract, and
