Thence S 47° 30' 20" E -99.46 feet, along a common line of the said Lot 6A and said Lot 1, to the south comer of Lot 6A and this easement tract; Thence N 42° 43' 56" E -64.81 feet, along the southeast boundary of said Lot 6A and northwest line of Cooner Street, to an angle point at or near the former comer of Lot 6 and Lot 7 of The Cooner Addition as described by plat recorded in Volume 102, Page 151 of the Deed Records of Brazos County, Texas; Thence N 42 ° 23' 27" E -65 .15 feet, continuing along the southeast boundary of said Lot 6A and northwest line of Cooner Street, to the most easterly comer of this described easement tract at the most southerly comer of the existing 1 O' Public Utility Easement along the northeast boundary of Lot 6A as described on said resubdivision plat; Thence N 47° 30' 20" W -10.00 feet, through said Lot 6A and along the southwest line of the said existing 10' P.U.E., to the most northerly comer of this described easement tract; Thence S 42° 23' 27" W -65.14 feet, through said Lot 6A parallel and 10 feet northwest of its southeast boundary and northwest line of Cooner Street, to an angle point; Cooner Addn.
