NOTICE OF PUBLIC MEETING
Notice is hereby given to all interested members of the public that the Board of Directors
of the above captioned District will hold a public meeting at 4121 State Hwy 6 South, College
Station, Brazos County, Texas 77845, said address being a meeting place of the District. The
meeting will be held on Thursday, January 17, 2019, at 2:00 p.m. The City Council of
College Station, Texas may or may not attend the Public Meeting. The Board shall consider
and discuss the following matters and take any action appropriate with respect to such matters:
1. Review and approve minutes of the August 9, 2018, Board of Directors meeting;
2. Bookkeeper's Report and authorizing the payment of invoices presented;
3. Annual review of Order Establishing Policy for Investment of District Funds and
Appointing Investment Officer, and adoption of Resolution and amended Order in
connection therewith;
4. Conduct public hearing regarding adoption of the District's proposed 2018 tax rate;
5. Setting of the District's 2018 maintenance tax rate, and the adoption of an Order Levying
Taxes in connection therewith;
6. Authorize execution of Amendment to District Information Form relative to the District's
2018 tax rate;
7. Tax Assessor/Collector's Report;
8. Consider exemptions from taxation for 2019, and the adoption of a Resolution in
connection therewith;
9. Adoption of Resolution Authorizing an Additional Penalty on Delinquent Personal
Property Taxes and authorize delinquent tax attorney to collect delinquent personal
property taxes beginning April 1, 2019, including the filing of lawsuits, as necessary;
10. Engineering Report, including:
a. Authorizing the design and/or advertisement for bids for construction of facilities
within the District, approving of related storm water plans, including:
1) Status of design of Lakeway Drive Reserve Phase 101, Phase 102 and Phase
201;
b. Authorizing the award of or concurrence in award of contracts for the construction
of facilities within the District, authorizing acceptance of TEC Form 1295, and
approval of any storm water permits;
c. Status of construction of facilities to serve land within the District, including the
approval of any pay estimates and/or change orders and authorize acceptance of
Form 1295:
1) Construction of offsite sanitary sewer trunk line by Whitestone Civil
Construction, LLC;
2) Construction of onsite sanitary sewer trunk line by Greens Prairie Investors,
Ltd.; and
3) Construction of water, sanitary sewer, drainage and paving facilities for Bird
Pond Road by Brazos Paving, Inc.;
d. Acceptance of site and/or easement conveyances for facilities constructed or to be
constructed for the District, and acceptance of facilities for operation and
maintenance purposes;
e. Adoption of a plan relative to future proposed recreational facilities and the adoption
of a Resolution Adopting Plan for Recreational Facilities; and
f. Status of acceptance by the City of College Station, Texas ("City"), of streets for
maintenance;
11. Developer's Report, including discussion regarding proposed Participation Agreement
between the District, City and College Station Town Center, Inc. regarding Lakeway
Drive;
12. Attorney's Report;
13. Discussion of renewal of District insurance coverages and authorize solicitation of
proposals for same; and
14. Matters for possible placement on future agendas.

Persons with disabilities who plan to attend this meeting and would like to request auxiliary
aids or services are requested to contact the .District's attorney at (713) 623-453.1 at least three
business days prior to the meeting so that appropriate arrangements can be made.
Pursuant to Section 49.062(c) of the Texas Water Code, if twenty-five or more qualified
electors reside in the District, five or more of said electors may make a written request to the
Board to designate a meeting place and hold meetings within the District. The Board must
grant such request if it determines that the meeting place used by the District deprives the
residents a reasonable opportunity to attend District meetings. On the failure to designate
the location of the meeting place within the District, five electors may petition the Texas
Commission on Environmental Quality ("TCEQ') to designate a meeting location. If the
TCEQ determines that the meeting place used by the District deprives the residents of a
reasonable opportunity to attend District meetings, the TCEQ may designate a meeting place
inside or outside the District which is reasonably available to the public and require that the
meetings be held at such place. After the next election, the Board may designate different
meeting places, including one located outside the boundaries of the District.
