ONLY HIGH RISK AREAS NEED INSURANCE
Truth: Statistics show one in every five
flood claims is for a home not in a flood
plain or flood zone. Many aspects of
topography can change over time. These
changes may also alter how water flows
around you. Development and less green
space can give rain water less area to soak
in or block direct paths to waterways.
Without proper drainage control,
heavy storms can cause flash flooding.
HOMEOWNERS’ POLICIES COVER FLOODS
Truth:The typical home insurance policy
doesn’t cover flood or earthquakes. These
two natural disasters require separate and
specific coverage.
INSURANCE IS EFFECTIVE IMMEDIATLEY
Truth: While you can purchase flood
insurance at any time, there is a 30-
day waiting period from when you buy
coverage to when it starts. If the hurricane
has made landfall, it’s too late to call in for
a policy for that particular event. With flood
insurance, it always pays to plan ahead.
IT IS ONLY AVAILABLE FOR HOMEOWNERS
Truth: In National Flood Insurance Program
(NFIP) participating communities, many
residents, including renters and business
owners, are eligible to purchase a flood
insurance policy. Limits vary based on
building types, usage and contents. College
Station is an active participant in the NFIP.
FLOOD PLAINS & MAPS NEVER CHANGE
Truth: Even with the best flood plain
management practices, flood plains
and flood maps can evolve and change.
You can buy a home that was not
in the flood plain in 2010 and be in
a flood plain in 2017, or vice versa.
To find out more about individual flood risks,
call the local city flood plain coordinator at
979.764.3570, contact your local insurance
agent or visit FloodSmart.gov.

Six Flood Insurance Myths
With hurricane season not quite over and
Harvey not far from our minds, residents
have begun to inquire about flood
insurance. Here are six flood insurance
myths debunked:
YOU HAVE TO LIVE IN A FLOOD PLAIN
TO QUALIFY FOR FLOOD INSURANCE
Truth: Mortgage companies require you to
get flood insurance if you live in a flood plain.
However, you can purchase flood insurance
even if you don’t live within a flood plain or
flood zone. If that nearby creek makes you
wary, you can purchase a policy.
