MINUTES OF THE PLANNING & ZONING COMMISSION
• November 4, 1968
Members Present: Acting Chairman Codie D. Wells, Jim O'Brien,
Jim Gardner, Everett Janne and Phillip Steen, Jr.
Visitors Present: Messrs. Bill Cooley and Bill Fitch
The Acting Chairman called the meeting to order at 7:00 P.M: in the Council
Room of the City of College Station.
The minutes of October 7 and October 21 meetings were approved by the
Commission.
Mr. Wells brought the members up to date on events that had occurred at
the last special meeting of the City Council, which were of particular interest to
the Planning and Zoning Commission.
On motion by Mr. Wells, seconded by Mr. O'Brien, dezoning of two (2)
tracts of land (requested by Pearl Ada Development Corporation representing
J. C. Culpepper) from commercial to apartments was deferred until a proper
description as sent to the Commission. Motion carried.
The request for rezoning 66.3 acres of Dobrovolny property adjacent to
County Road was discussed by the Commission. Mr. Wells stated that Mr. Bading
had sent him a card stating that the Dobrovolny plat could not be revised as he
had promised, until the next meeting of the Planning & Zoning Commission. The
members were in agreement on deferring this request.
Bill Fitch's request for commercial zoning on Section 1 1 in the Glade was
discussed by the Commission. Mr. Wells stated that the school board had not
acted upon Mr. Fitch's request for commercial zoning, other than to state that
the appearance of the buildings on the property should be kept reasonable.
Mr. Fitch was asked by Mr. Wells to outline his ideas on the shopping center.
He had one rough sketch which he presented. He stated he felt a grocery store,
beauty and barber shop, laundromat or cleaners and professional offices might
be located in the shopping center. Action was deferred.
On motion by Mr. O'Brien, seconded by Mr. Janne, the re-plat of West
Knoll was rejected. Motion carried.

The Chairman called for comments regarding the street regulations, which
had been mailed to commission members earlier. Discussion followed. On motion
by Mr. O'Brien, seconded by Mr. Janne, preliminary approval (with the final
draft to be mailed to commission members this week by Mr. Wells) of the street
regulations to be submitted to the City Council was recommended. Motion carried.
A discussion on street and sidewalk paving in subdivisions followed by the
commission members.
The meeting was adjourned, subject to call.
