of what 23.3 acre remainder of that 27.3 acre tract of land
conveyed to Celestine Sanders Tramble, et.al. by deed
recorded in Volume 562, page 758, of the Deed Records of
Brazos County, Texas, and being more particularly described
as follows:
COMMENCING at an iron rod located in the southwesterly
corner of said 23.3 acre tract of land, said rod also being
in the northwesterly corner of that tract of land conveyed
to Don and Mrs. Tony Angonia by deed recorded in Volume 164,
Page 341 of the Deed Records of Brazos County, Texas, and on
the easterly right-of-way line of State Highway OSR;
THENCE, N 13-0910011 E coincident with the easterly right-of-
way line of State Highway OSR a distance of 251.64 feet to
an iron rod set for corner on the westerly property line of
said 23.3 acre tract and being the POINT OF BEGINNING of
this description; said rod also bears S 13009100" W a
distance of 438.26 feet from a found concrete right-of-way
monument;
THENCE, N 13-0910011 E coincident with the easterly right-of-
way line of State Highway OSR a distance of 250.0 feet to an
iron rod set for corner in the westerly property line of
said 23.3 acre tract;
THENCE, S 76-5110011 E a distance of 250.0 feet across said
23.3 acre tract to an iron rod set for corner;
THENCE, S 13-0910011-W a distance of 250.0 feet across said
23.3 acre tract to an iron rod set for corner;
THENCE, N 7605110011 W a distance of 250.0 feet to the POINT
OF BEGINNING and containing 1.43 acres, more or less.

Being a 0.33 acre Public Utility Easement situated in the J.B. Root
survey, Abstract No. 203, Brazos County, Texas, and a part of that
23.3 acre remainder of that 27.3 acre tract of land conveyed to
Celestine Sanders Tramble, et.al. by deed recorded in Volume 562,
