AN ORDINANCE AMENDING APPENDIX A "UNIFIED DEVELOPMENT
ORDINANCE," ARTICLE 4 "ZONING DISTRICTS," SECTION 4.2, "OFFICIAL
ZONING MAP" OF THE CODE OF ORDINANCES OF THE CITY OF COLLEGE
STATION, TEXAS, BY CHANGING THE ZONING DISTRICT BOUNDARIES FROM
PDD PLANNED DEVELOPMENT DISTRICT TO PDD PLANNED DEVELOPMENT
DISTRICT AFFECTING APPROXIMATELY 5.621 ACRES BEING A PORTION OF
LOTS 6-14, BLOCK 1, POOH'S PARK SUBDIVISION SECTION 1, GENERALLY
LOCATED IN THE 200 BLOCK OF HOLLEMAN DRIVE EAST AS DESCRIBED
BELOW; PROVIDING A SEVERABILITY CLAUSE; DECLARING A PENALTY; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1: That Appendix A "Unified Development Ordinance," Article 4 "Zoning Districts,"
Section 4.2 "Official Zoning Map" of the Code of Ordinances of the City of College
Station, Texas, be amended as set out in Exhibit "A", Exhibit "B", and Exhibit "C"
attached hereto and made a part of this Ordinance for all purposes.
PART 2: If any provision of this Ordinance or its application to any person or circumstances is
held invalid or unconstitutional, the invalidity or unconstitutionality does not affect
other provisions or application of this Ordinance or the Code of Ordinances of the City
of College Station, Texas, that can be given effect without the invalid or
unconstitutional provision or application, and to this end the provisions of this
Ordinance are severable.
PART 3: That any person, corporation, organization, government, governmental subdivision or
agency, business trust, estate, trust, partnership, association and any other legal entity
violating any of the provisions of this Ordinance shall be deemed guilty of a
misdemeanor, and upon conviction thereof shall be punishable by a fine of not less than
twenty five dollars ($25.00) and not more than five hundred dollars ($500.00) or more
than two thousand dollars($2,000)for a violation of fire safety,zoning,or public health
and sanitation ordinances, other than the dumping of refuse. Each day such violation
shall continue or be permitted to continue, shall be deemed a separate offense.
PART 4: This Ordinance is a penal ordinance and becomes effective ten (10) days after its date
of passage by the City Council, as provided by City of College Station Charter Section
35.

Exhibit B
This development is to be a dense, zero lot line construction development of detached townhomes.
The proposed PDD Planned Development District zoning uses a base zoning district of T
Townhouse.
Meritorious Modifications
At the time of development, the property will meet all the applicable requirements of the Unified
Development Ordinance (UDO) with the following modifications:
• Section 12-5.2 Residential Dimensional Standards:
o Lots along Hollmean Drive East will have a zero front setback;
o Rear setback for all lots is 15 feet; and
o Zero lot line construction will have a minimum setback between structures of 7.5
feet
• Section 12-7.3.H Number of Off-Street Parking Spaces Required:
o Each single-family dwelling will provide one parking space per bedroom, with no
minimum of maximum of spaces per dwelling unit.
• Section 12-7.5.0 Summary of Permitted Signs:
o An Area Identification Sign will be permitted
• Section 12-8.3.W Single-Family Residential Parking Requirements for Platting
o In lieu of the required residential parking requirements for platting, twelve (12)
guest parking spaces will be provided at the center of the development, within
common area
• Section 12-8.3.H.1.h Lots:
o Lots are not required to have frontage to a public street or private street constructed
to public standards.
o Lots must have frontage and access to a private access easement
• Section 12-8.3.H.1.i Lots:
o Lots with frontage to Holleman Drive East are not required to provide a public
alley, rather have access via a private access easement.
• Section 12-8.3.H.3.b Zero Lot Line Development Setbacks:
o All lots are to be constructed to Zero Lot Line Development standards
o Minimum distance between structures will be 7.5 feet
• Section 12-11.2 Definitions:
o The definition of townhouse is revised to be "detached dwelling units located on a
separate lot and thereby distinguished from condominium units."
Community Benefits
The community benefits and/or innovative design concepts are as the following:
• Infill urban-style, student targeted, community of detached townhomes units in a desirable
location for students and residents of neighborhoods, where this housing product is not
desirable.
• To provide a maximum density within the development and to ensure an urban
environment, there will be a minimum of 62 lots.

• Each structure will be a minimum of 2-stories in height to contribute to the urban character
that is intended in this area.
