GENERAL NOTES:
1. Property is in the City of College Station E.T.J. and is mapped to the Navasota Independent
School District.

3. ORIGIN OF BEARING SYSTEM: The origin of bearing for this tract is based on the NAD 83 Grid

driveways shall be owned by the H.O.A. and shall be maintained to such a standard which will
allow emergency vehicles access. All lots shall utilize the shared driveways for access to
Millican Reserve Trail and no additional driveway access will be permitted onto Millican Reserve
Trail.
7. According to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas,

100 -year flood hazard area.
8. The lot owner shall be responsible for controlling stormwater runoff from their respective
property in accordance with all federal, state and local requirements. Property Owner shall
not fill, fence, or otherwise block drainage.
9. Common Areas, Private Access Easements, and Private Drainage Easements shall be owned
maintained by H.O.A.
10. The H.O.A. shall be responsible for maintenance of the shared driveways and gate until such
time as the roadways are officially accepted by the City or County and the H.O.A. has elected
to transfer responsibility.

responsibility of the owner, Home Owners/Property Owners Association, and/or applicant of the
tract of land covered by this plat, in accordance with plans and specifications prescribed by
the Commissioners Court of Brazos County, Texas. The Court assumes no obligation to build
the streets, roads and other public thoroughfares shown on this plat, or of constructing any
bridges or culverts in connection therewith.
17. The roads shown on this plat shall be maintained to such a standard which will) allow
emergency vehicles access for the roadway design speed in perpetuity by the Owner and all
future owners of property within this subdivision.
18. Certain County services may not be provided for private street subivisions, including routine law
enforcement patrols, enforcement of traffic and parking regulations, and preparation of accident
reports.
19. Every deed for lots within this subdivision will contain notice to the grantee that all roads are
private, that the property owners shall be perpetually liable for maintenance of the roads, and
that the quality of roads must be maintained as to not affect access by public service
agencies such as police, fire, and emergency medical services.
20. Notes from Brazos County Health Department:
a) All lots served by an OSSF must comply with county and state regulations. No OSSF may
be installed on any lot without the issuance of an "authorization to construct" issued by
the Brazos County Health Department under the provisions of the commissioners court of
Brazos County, pursuant to the provisions of section 21.084 of the Texas Water Code. No
OSSF drain- field is to encroach on the 100 -foot sanitary zoned private water wells or 150
feet of public water wells.
b) All lots will be required to have a site/soil evaluation on file with the Brazos, County Health
Department before on-site sewage facility may be constructed.
c) On-site sewage facilities disposal areas shall not encroach the 100 foot or the 150 foot
sanitary zone of a private or public well, respectively.
