This variance is necessary due to the following special conditions.

OFFICE AND STORAGE SPACE TO BE ALLOWED ON UPPER LEVEL,NOT FOR
PUBLIC ACCESS.
This variance will not be contrary to the public interest by virtue
of the following facts: MEANS OF EGRESS WILL EXCEED THAT OF CITY
REQUIREMENTS. ENTIRE MEZANINE WILL BE CONSTRUCTED OF FIRE RESISTANT
MATERIALS( I .E. metal structure and concrete floor)

Action Requested: A variance allowing a second story in a Group A -
Assembly Occupancy without a working stage of Type VI construction.
Applicable Ordinances: The variance is requested to ordinance #1919 of the
City of College Station Code of Ordinances Chapter #3 appendix #1 and in
particular local amendment #4 to section 402.3.2 of the 1991 Standard Building
Code which requires that a mezzanine be considered a second story in all Group A -
Assembly Occupancies and Table 400 which does not allow a second story in Group
A - Small Assemblies (without a working stage) of Type VI Construction.
Staff Comments: This amendment was adopted to afford a greater
amount of protection for the most restrictive of occupancies. Under the amendment
mezzanines are considered second stories and require that the number of exits and
the fire protection of exits be the same as for a second floor. However, a second
story is not allowed in Table 400 for this occupancy and type of construction. This
restriction offers a great amount of protection for occupants of the most restrictive
occupancy (Group A - Assemblies) of the most combustible type of construction
(Type VI).

NOTICE OF PUBLIC HEARING
The College Station Construction Board of Adjustments and Appsidegkill hold a
public hearing to consider a variance request by Collegiate Clubs Corp. of the
following property:
913 B Harvey in the Woodstone Strip Center, Lot Part Res PR-C 6 acres,
Block 4, of the University Oaks Subdivision, C-1 General Commercial.
The twill also hear a variance request by Joseph Alessandra of the
following property:
202 Holleman, Lot 5, Block 1, of the Pooh's Park Subdivision, C-1 General
Commercial.
The hearing will be held in the Council Room of the College Station City Hall,
1101 Texas Avenue at 4:00 p.m. meeting of the flittrdion Thursday, March 19.
1992.
