Presently, building is a total of 8,000 square feet and this was allowed by a variance that the owner received when the occupancy was changed from a Group M - Mercantile to a to the present occupancy. The owner wants to add an additional 405 square feet without the addition of a sprinkler system. Applicable Ordinances: The variance is requested to ordinance #1919 of the City of College Station Code of Ordinances Chapter #3 appendix #1 and in particular local amendment #13 to section 901.8.6 of the 1991 Standard Building Code which. requires that all Group A - Assembly occupancies in excess of 5,000 square feet to be sprinkled. Staff Comments: This amendment was adopted to afford a greater amount of protection for the most restrictive of occupancies, Group A - Assemblies, and was based on the first response efforts of the fire department. The Fire department has determined that with their first response team that they could adequately control a fire in a structure on 5,000 square feet or less. Additionally, sprinkler systems offer a greater amount of protection for buildings with a large fire load and a large number of people, as contained in Group A - Assemblies, than unsprinkled buildings. SanAngelo ark Assistant Building Official PSA/psa Preliminary Plans Review - Ferreri ' s Italian Cuisine Located at 2702 Texas Avenue South March 12 , 1992 Reason for Preliminary Review A preliminary review is requested to determine the necessary changes required in the existing structure to permit an expansion . The Occupancy is a Group A - Assembly in excess of 5 , 000 square feet and not Sprinkled . Preliminary Summary This occupancy was changed from a Group M - Mercantile to a Group A - Assembly . A variance to amendment #20 to section 901 . 8 . 6 of the 1985 Standard Building Code was granted on March 2 , 1989 to allow this 8 , 000 square foot Assembly to be occupied without a sprinkler system. Therefore , any addition to the building would require an additional variance . The indicated three ( 3 ) hour fire resistant wall does not afford the separation required for each side of the three hour wall to be considered a separate building . The Standard Building Code requires a four (4) hour fire wall for this purpose . The existing stairway or another means of egress must be provided from the second story . Currently the exterior stairway is provided with protection by the fire resistance of the adjacent stucco wall . Placement of a structure below this stairway or its relocation above an existing roof line will require two ( 2 ) hour fire protection for the stairwell . The addition of the second floor skylighted atrium would be allowed if it does open into the second floor. Also, the use of the skylight would require the relocation of the exterior stairway above . Conclusion The above review is not a full review of all the requirements of the code. A full review of the plans including a site plan review will be conducted before a permit is issued .
