AN ORDINANCE AMENDING CHAPTER 12, "UNIFIED DEVELOPMENT
ORDINANCE," SECTION 12-4.2, "OFFICIAL ZONING MAP," OF THE CODE OF
ORDINANCES OF THE CITY OF COLLEGE STATION,TEXAS,BY CHANGING THE
ZONING DISTRICT FOR 12 ACRES FROM R RURAL TO MF MULTI-FAMILY BEING
ALL OF THE 12 ACRE TRACT DESCRIBED IN THE DEED FROM RODRICK K.
WOLF TO RODRICK K. WOLF AND SHARON B. WOLF,AS CO-TRUSTEES OF THE
RICK AND SHARON WOLF REVOCABLE TRUST, RECORDED IN VOLUME 13033,
PAGE 235 OF THE OFFICIAL RECORDS OF BRAZOS COUNTY, TEXAS AS
FURTHER DESCRIBED BELOW; PROVIDING A SEVERABILITY CLAUSE;
DECLARING A PENALTY; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
PART 1: That Chapter 12, "Unified Development Ordinance," Section 12-4.2, "Official Zoning
Map," of the Code of Ordinances of the City of College Station, Texas, be amended as
set out in Exhibit "A" and as shown graphically in Exhibit "B", attached hereto and
made a part of this ordinance for all purposes.
PART 2: That if any provisions of any section of this ordinance shall be held to be void or
unconstitutional, such holding shall in no way affect the validity of the remaining
provisions or sections of this ordinance, which shall remain in full force and effect.
PART 3: That any person, firm, or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be
punishable by a fine of not less than Twenty-five Dollars ($25.00) nor more than Two
Thousand Dollars ($2,000.00). Each day such violation shall continue or be permitted
to continue, shall be deemed a separate offense. Said Ordinance, being a penal
ordinance,becomes effective ten(10)days after its date of passage by the City Council,
as provided by Section 35 of the Charter of the City of College Station.

EXHIBIT "A"
That Chapter 12, "Unified Development Ordinance," Section 12-4.2, "Official Zoning Map," of
the Code of Ordinances of the City of College Station, Texas, is hereby amended as follows: The
following property is rezoned from R Rural to MF Multi-Family:
Being all that certain tract or parcel of land lying and being situated in the Augustus Babille
Survey, A-75, Brazos County, Texas and being all of the 12.00 acre tract described in the deed
from Rodrick K. Wolf to Rodrick K. Wolf and Sharon B. Wolf, as Co-Trustees of the Rick and
Sharon Wolf Revocable Trust, dated November 6, 2015 and recorded in Volume 13033, Page
235 of the Official Records of Brazos County, Texas (O.R.B.C.) being more particularly
described by metes and bounds as follows:
BEGINNING: at found 1/2-inch iron rod marking the northeast corner of this tract and in the
west line of Arrington Road (width varies);
THENCE: with the east line of this tract, the west line of Arrington Road and generally along a
wire fence for the following two (2) calls:
1) S 03°43'27" E (Deed Call: S 03°51'10" E — 223.48 feet) for a distance of 223.60 feet to a
found 1/2-inch iron rod, capped "Payne Surveying"marking an angle point, and
2) S 02°58'24" E (Deed Call: S 02°55'07" E-- 492.87 feet) for a distance of 493.29 feet to a
cross-tic fence post marking the south corner of this tract and the northeast corner of a
called 4.55 acre tract described in the deed to Suzy Jeanell Richards recorded in Volume
10839, Page 17 (O.R.B.C.), from whence a found 1/2-inch iron rod marking the south
corner of the called 4.55 acre Richards tract bears S 02°58'24" E at a distance 445.64 feet
for reference;
THENCE: N 48°46'08" W (Deed Call: N 48°46'42" W — 1187.52 feet), with the northeast line of
the said 4.55 acre Richards tract and generally along a wire fence, passing at 465.00 feet, a 1/2-
inch iron rod found marking the north corner of the called 4.55 acre Richards tract and the east
corner of a called 7.24 acre tract described in the deed to Kevin Wayne Scott Sr. and Anna
Verzinski Scott, Trustees of the Kevin Wayne Scott, Sr. and Anna Verzinski Scott Revocable
Trust, recorded in Volume 11517, Page 208 (O.R.B.C.) continuing for a total distance of 1188.18
feet to a found 5/8-inch iron rod marking the west corner of this tract, the south corner of the
called 31.279 acre tract described in the deed to Apispedigree, L.P. recorded in Volume 13478,
Page 281 (O.R.B.C.), said iron also being in the northeast line of the called 7.24 acre tract from
whence a found I/2-inch iron rod marking the north corner of the called 7.24 acre tract bears
N 48°46'08" W at a distance of 266.36 feet for reference;
THENCE: with the common line of the said 12.00 acre tract and the called 31.279 acre
Apispedigree tract for the following four(4) calls:
1) N 41°14'13" E (Deed Call: N 41°13'18" E -- 227.37 feet), for a distance of 227.45 feet to
a found 5/8-inch iron rod, capped "KERR 4502" for corner;
2) N 02°10'42" W (Deed Call: N 02°11'37" W — 140.12 feet), for a distance of 140.12 feet
to a found 5/8-inch iron rod, capped "KERR 4502", for corner;

3) N 48°37'57" W (Deed Call: N 48"38'52" W 105.40 feet), for a distance of 105.40 feet
to a found 5/8-inch iron rod, capped "KERR 4502"for corner, and
4) N 41°22'59" E (Deed Call: N 41'2.2'04" W 184.39 feet), for a distance of 184.48 feet to
a found 5/8-inch iron rod, capped "KERR 4502" marking the north corner of this tract,
same being in the southwest line of I.ot 2R, Block 3, according to the Final Plat of Lots
IR and 2R, Block 3 GREENS PRAIRIE CENTER, PHASE 3 recorded in Volume 10490,
Page 136 (O.R.B.C.) from whence a found 1/2-inch iron rod marking the west corner of
said Lot 2R bears N 48'37'56" W at a distance of 67.13 feet;
THENCE: S 48°37'56" I: (Deed Call: S 48°37'56" F — 887.28 feet), with the southwest line of
the said Lot 2R, Block 3, GREENS PRAIRIE CENTER, PIIASI: 3 subdivision, at 405.47 feet
pass a found 1/2-inch iron rod, capped "KERR 4502", marking the calculated southwest corner
of said Lot 2R, Block 3, GREENS PRAIRIE CENTER, PIIA.SE 3 subdivision and the west
corner of Lot 1, Block 1, according to the Final Plat of the ARRINGTON TOWER SITE
subdivision recorded in Volume 11571, Page 171 (O.R.B.(7.) from whence a found 1/2-inch iron
rod, capped "iI.P.MAYO RPI.S 5045" marking the west corner of said Lot 1, Block 1, as laid
out on the ground bears S 86'56'14" W at a distance of 1.33 feet, at 859.05 feet pass the
calculated south corner of said I,ot 1, Block I, ARRINGTON TOWER SITE subdivision, from
whence a found magnail, marking the south corner of said Lot. Block 1, as laid out on the ground
bears S 03°49`32" F at a distance of 1.62 feet, continuing fora total distance of 887.44 feet to the
POINT OE BEGINNING and containing 12.00 acres of land, more or less, according to a survey
made on the ground under the supervision of Gregory Hopeus, Registered Professional Land
Surveyor, State of Texas,No. 6047, on September, 2016.
