Metes and bounds description of all that certain 0.341 acre tract or parcel
of land, lying and being situated in the Crawford Burnett League, Abstract No.
7, College Station, Brazos County, Texas, and being comprised of all that same
called 0.172 acre (50' x 150') tract conveyed from Adeline Clark to Tollie
Thompson, as described by deed recorded in VOLUME 128, PAGE 417 of the Deed
Records of Brazos County, Texas, and all that same called 0.172 acre (50' x 150')
tract conveyed from Charlie Smith to Adeline Clark as described by deed
recorded in VOLUME 136, PAGE 440 of the Deed Records of Brazos County, Texas,
said 0.341 acre tract being more particularly described as follows:
COMMENCING at a 1" diameter iron pipe found marking an interior "ell"
corner of that same 16.756 acre tract conveyed from Southgate Limited to
Southgate Village Limited Partnership, as described by deed recorded in VOLUME
641, PAGE 643 of the Official Records of Brazos County, Texas.
THENCE S 47' 55' 23" E - 55.93 feet with said southwest line to a 1/2" iron
rod set for the PLACE OF BEGINNING, and being the soutl~ corner of that same
0.193 acre tract conveyed from Edward V. Hrdlicka, et al, to Thelma Walker, as
described by deed recorded in VOLUME 139, PAGE 387 of the Deed Records of
Brazos County, Texas.
THENCE N 42' 05' 26" E - 150.08 feet with the common line between said
0.193 acre tract and said 0.172 acre Thompson tract to a PK nail set for corner
in a stub driveway, and lying in the southwest right-of-way line of Eleanor
Street, as platted.
THENCE S 47' 54' 34" E- 98.92 feet with said right-of-way line to a 1/2"
iron rod set for the east corner of said 0.172 acre Clark tract.
THENCE S 42' 05' 26" W - 150.06 feet with the southeast line of said 0.172
acre Clark tract to a 1/2" iron rod set for corner in the southeast line of that
same 16.756 acre tract conveyed from Southgate Limited to Southgate Village
Limited Partnership, as described by deed recorded in VOLUME 641, PAGE 643 of
the Official Records of Brazos County, Texas.
THENCE N 47' 55' 23" W - 98.92 feet with the common line between said
0.172 acre tract and said 16.756 acre tract to the PLACE OF BEGINNING, and
containing 0.341 acres of land, more or less.
