COUNTY OF BRAZOS )
That, JAMES CREAGOR and wife, MARION CREAGOR, GRANTORS, of the
County of Brazos, State of Texas, for and in consideration of the
payment of TEN and NO/100 DOLLARS, and other good and valuable
consideration, in hand paid to GRANTORS by the CITY OF COLLEGE
STATION, TEXAS, the receipt of which is hereby acknowledged, have
GRANTED, SOLD and CONVEYED and by these presents do GRANT, SELL ,
and CONVEY unto the said CITY OF COLLEGE STATION, a Texas
Municipal Corporation, certain rights and interests in the nature
of a perpetual EASEMENT on and through the following described
property:
Being a strip of land in the Robert Stevenson
League in Brazos County, Texas, twenty five ( 25 ' )
feet in width through that 34. 25 acre tract convey-
ed to James Creagor by deed recorded in Volume 155
Page 554 of the Deed Records of Brazos County,
Texas.
Provided, however, that this conveyance shall
herein specified only as to that grant the rights

centerline on the attached Exhibit "A"
Area", and any additional area outside �theown easementaseareasneces-
sary to install and attach equipment,
necessary and incident to the uses of the Easementand

Electric transmission and distribution lines;
Water lines and sanitary sewer lines, connecting
lines, access facilities, and related equipment;
Storm sewers and collection facilities;
Television, telephone, and communications lines;
Drainage ditches, drainage pipes and all other
drainage structures, surface and subsurface;
upon, over, and across said property as herein described and
ways, streets, roads, or alleys abutting
and control the same; and to cut, any
growth of trees and other vegetation on andin
the easement area or on adjoining property of GRANTORS

assigns, forever, and GRANTORS do hereby bind themselves, their
heris and assigns, to warrant and forever defend , all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same, or any
part thereof.

JAMES CREAGOR TRACT
ROBERT STEVENSON LEAGUE
BRAZOS COUNTY, TEXAS
9 APRIL 1985
Being a strip of land in the Robert Stevenson League in Brazos County,
Texas, twenty five (25 ' ) feet in width through that 34.25 acre tract
conveyed to James Creagor by deed recorded in Volume 155, Page 554 of
the Deed Records of Brazos County, Texas, and lying twelve and
one-half (12c5 ' ) feet each side of the following described centerline:
Beginning in the southeast line of that 19.0 acre tract conveyed to
Jerry Windham and Frank Thurmond by deed recorded in Volume 581, Page
207 of the Deed Records of Brazos County, Texas, at a point located N
41 degrees 20 ' 58" E - 121.4 feet from an iron rod found in the
'northeast right-of-way line of State Highway No. 6 at the most
southerly corner of the said Windham and Thurmond tract.
Thence S 49 degrees 25' 30" E - 188. 7 feet through the said Creagor
tract to the end of this easement in the line between the said Creagor
tract and that 111.6 ,acre tract described by deed to Louise M. Reeves,
I , Trustee recorded in Volume 509, Page 188 of the Deed Records of Brazos
County, Texas, at a point located N 41 degrees 34' 38" E
from an iron rod found in the northeast right-of- - 121.1 feet
Highway No. 6 at the common corner of the said Creagor line of State
said Louise M. Reeves, Trustee tract. tract and the
