PUBLIC UTILITY EASEMENT
L.J. Ruffino
34.29 Acre Tract
Being two (2) 30-foot wide strips of land to be used as` ermanent
Public utility easements located in the Morgan Rector League,
Abstract No. 46, of the City of College Station, Brazos County,
Texas, and being over, under and across a 34.29 acre tract conveyed
to L.J. Ruffino by deed recorded in Volume 508, Page 418 of the
Deed Records of Brazos County, Texas, the centerline of said 30-foot
wide strips of land being more fully described as follows:
TRACT 1
Commencing at the most northerly corner of Lot 10, Block 6, Section 4
in the Raintree Subdivision of the City of College Station, Texas,
as recorded in Volume 474, Page 781 of the Deed Records of Brazos
County, Texas; Thence southwesterly 5.5 feet along the common
boundary line between said Lot 10 and said Ruffino tract to a point;
said point being 5.2 feet northeast of the centerline.of an existing
18" sanitary sewer line; said point also being the POINT OF BEGINNING
of this Description for Tract 1;
THENCE N 29° 22' 01" W 75.4 feet along a line 5.0 feet northeast of
and parallel with the centerline of said 18" sewer to a point for angle;
THENCE N 55° 20' 36" W 423.9 feet along a line 5.0 feet northeast of
and parallel with the centerline of said 18" sewer to a point for angle;
said point is hereby designated Point "A" for commencing Point of Tract 2;
THENCE S 87° 26' 44" W 7/01 .2 feet along a line 5.0 feet north of and
parallel with the centerline of said 18" sewer to a point for angle;
THENCE N 82° 37' 09" W 362.8 feet along a line 5.0 feet north of
and parallel with the centerline of said 18" sewer to a point for angle;
THENCE S 64° 30' 10" W 112 feet along a line 5.0 feet northwest of and
parallel with the centerline of said 18" sewer to a point in the south-
western boundary of said Ruffino tract; said point being 5.3 feet north-
west of the centerline of said 18" sewer, and 301 feet southeast of the
most western corner of said Ruffino tract; said point also being the
end of the Description of Tract 1 and containing 1 . 15 acres, 50,200
square feet of land, more or less.

Commencing at Point A, designated above in Tract 1;

THENCE N 43° 35' 31" W 484.2 feet along a line 5.0 feet southwest of
and parallel with the centerline of an existing 21" sanitary sewer line
to a point for angle;
THENCE N 51° 40' 44" W 318.2 feet along a line 5.0 feet southwest of
and parallel with the centerline of said 21" sewer to a point for angle;
THENCE N 59° 13' 26" W 304 feet, more or less, along a line 5.0 feet
southwest of and parallel with the centerline of said 21" sewer to
a point in the northwestern boundary line of said Ruffino tract;
said point being southwest 5.2 feet from the centerline of said 21"
sewer and northeast 739 feet from the most westerly corner of said
Ruffino tract, said point also being the end of this description of
Tract 2 and containing 0.751 acres, 32,700 square feet,
or less. of 1 and, more
NULLIFICATION OF EXISTING EASEMENTS
The conveyance of these two (2) 30-foot 30-footpermanent
above as Tracts 1 and 2 to the City of College Station,neTexas,nts byibed
L.J. Ruffino will nullify the two (2)
existing
easements conveyed to the City of CollegeStation0, foot Texa by previous permanent
easements recorded in Volume 320, Page 370, and Volume 410, Page•o512,
of the Deed Records of Brazos County, Texas. '
