Gandy, Deceased, GRANTORS , of the County of Brazos, State of Texas, for and in consideration of the payment of TEN and NO/100 DOLLARS , and other good and valuable considera- tion, in hand paid to GRANTORS by the CITY OF COLLEGE STATION , TEXAS , the receipt of which is hereby acknowledged, have GRANTED, SOLD and CONVEYED and by these presents do GRANT, SELL , and CONVEY unto the said CITY OF COLLEGE STATION, a Texas Municipal Corporation, certain rights and interests in the nature of a perpetual EASEMENT on and through the following described property: Being a strip of land for a 20-foot wide permanent public utility easement situated in the Robert Stevenson League, Abstract No. 54 , Brazos County, Texas, out of a 25. 6 acre tract of land conveyed to M.H. Gandy by deed recorded in Volume 102 , Page 254 of the Deed Records of Brazos County, Texas. Provided , however, that this conveyance shall grant the rights herein specified only as to that portion of the above described property more particularly described by course, width, and centerline on the attached Exhibit "A" , known as the "Easement Area" , To erect, construct, install, and thereafter use, operate /` ��6 inspect, repair, maintain, reconstruct, modify, and remove the "•.( r3 �2 following: Electric transmission and distribution lines; Water lines and sanitary sewer lines, connecting lines, access facilities, and related equipment; Storm sewers and collection facilities; Television, telephone, and communications lines; Drainage ditches, drainage pipes and all other drainage structures, surface and subsurface; upon, over, and across said property as herein described and any ways, streets, roads, or alleys abutting same; and to cut, trim and control the growth of trees and other vegetation on and in the easement area or on adjoining property of GRANTORS, which might interfere with or threaten the operation and maintenance of any public utility equipment, accessories, or operations. It is understood and agreed that any and all equipment and facilities placed upon said property shall remain the property of GRANTEE. GANDY TRACT Being a strip of land for a 20-foot wide permanent public utility easement situated in the Robert Stevenson League, Abstract No. 54, Brazos County, Texas, out of a 25.6 acre tract of land conveyed to M.H. Gandy by deed recorded in Volume 102, Page 254 of the Deed Records of Brazos County, Texas, the boundary of said easement being more fully described as follows: COMMENCING at a stake set in the center of Graham Road, same being the .north corner of said. M.H. Gandy 25.6 acre tract; THENCE S 45°03'23" E contiguous with the northeast property line of said tract for a distance of 474.1 feet, more or less, to the POINT OF BEGINNING of this Description; THENCE continuing S 45°03'23" E contiguous with the northeast property line 20.3 feet to a point for corner; THENCE S 34°30'52" W 221.0 feet to an angle point; THENCE S 85°33'52" W 212.1 feet to an point;angle g a �x THENCE S 65°23'02" W 339.0 feet to an angle point; THENCE N 49°58'58" W 235.5 feet to a point for corner; THENCE N 41°28'52" E 20.0 feet to a point for corner; THENCE S 49°58'58" E 222.3 feet to an angle point; THENCE N 65°23'02" E 329.9 feet to an angle point; THENCE N 85°33'52" E 206.1 feet to an angle point; THENCE N 34°30'52" E 215.1 feet to the POINT OF BEGINNING and the end of this Description.
