ALLEN, GRANTORS, of the County of Wharton, State of Texas, for and in consideration of the payment of TEN and NO/100 DOLLARS, cash, and other good and valuable consideration, in hand paid to GRANTORS by the CITY OF COLLEGE STATION, TEXAS, the receipt of which is hereby ac- knowledged, have GRANTED, SOLD and CONVEYED and by these presents do GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE STATION, a Texas Municipal Corporation, certain rights and interests in the nature of a Temporary Construction Easement on and through the following described property: Being a strip of land in the J.E. Scott League in College Station, Texas, twelve and one-half ( 12. 5 ' ) feet in width through Lot 2 in Block 3 of College Park, an addition to the City of College Sta- tion, Texas, according to plat of record in Volume 38 , Page 602 of the Deed Re- cords of Brazos County, Texas, being a part of that tract conveyed to William Wayne Allen and wife, Gelee R. Allen, by deed recorded in Volume 260, Page 285 of the Deed Records of Brazos County, Texas. Provided, however, that this conveyance shall grant the rights herein specified only as to that portion of the above-described property more particularly described in Exhibit "A" , "Construction Area", which area is necessary to construct, in- the stall and attach structures and equipment incident to the uses of the permanent utility easement.
