The rights and privileges granted herein are non-exclusive and GRANTOR rserves the right for itself, and the right to grant to others, easements to construct, operate, maintain, repair and remove driveways and roads, electric lines, telephone lines, television cable lines and other utilities crossing under, over and along said Easement Area, at any location or locations deemed desirable by GRANTOR and to the extent of such uses and easements do not interfere with and prevent the use by GRANTEE of the hereinabove described Easement Area. Scott League, Abstract No. 50, College Station, Brazos County, Texas , and being a part of the 3.510 acre Remainder of the 15.649 acre tract of land as described by deed to Callaway & Schlueter, Inc. , and being recorded in Volume 312, Page 212, of the Deed Records of Brazos County, Texas, said 20 foot wide public utility easement being 10 feet on each side of the following described centerline: BEGINNING at a point in the northeast line of the abovementioned 3.510 acre Remainder tract, same being a northerly west line of a 9.368 acre tract of land, as described by deed to VCS Associates and being recorded in Volume 332, Page 730, of the Deed Records of Brazos County, Texas, said point being located S 32° 25' 47" E 154.98 feet from the north corner of the said 3.510 acre tract and also being approximate Station 51+85.02 of the 10 inch Sanitary Sewer Line Construction Plans prepared by Kling Engineering and Surveying in March, 1985; THENCE N 89° 30' 00" W across the said 3.510 acre tract for a distance of 154.34 feet for the end of this 20 foot wide public utility easement, said point being located N 89° 30' 00" W 10.00 feet from the Proposed Manhole No. 17 at Station 53+29.36 of the beforementioned 10 inch Sanitary Sewer Line Construction Plans.
