KNOW ALL MEN BY THESE PR SENTS:
COUNTY OF BRAZOS )
THAT, JAMES E. JETT, Trustee, and EDWIN W. SCHULTZ , Trustee,
GRANTORS, of the County of Brazos , State of Texas , for and in
consideration of the payment of TEN and NO/100 DOLLARS, cash, and
other good and valuable consideration, in hand paid to GRANTORS
by the CITY OF COLLEGE STATION, TEXAS, the receipt of which is
hereby acknowledged, have GRANTED, SOLD and CONVEYED and by these
presents do GRANT, SELL, and CONVEY unto the said CITY OF COLLEGE
STATION, a Texas Municipal Corporation , certain rights and inter-
ests in the nature of a perpetual EASEMENT on and through the
following described property:
Being a strip of land in the Morgan Rector
League in Brazos County, Texas , fifty
( 50 ' ) feet in width through that 63 . 61
acre tract conveyed to E. W. Schultz and
James E. Jett, Trustees, by deed recorded
in Volume 334 , Page 356 of the Deed Re-
cords of Brazos County, Texas, Save and
Except that 18.45 acre tract conveyed to
Leroy S. Fletcher by deed recorded in
Volume 488 , Page 885 of the Deed Records
of Brazos County, Texas.
Provided, however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course , width, and
centerline on the attached Exhibit "A" , and shown in the diagram
attached hereto as Exhibit "B" , known as the "Easement Area" , and
any additional area outside the easement area necessary to in-
stall and attach equipment, guy wires , and anchors necessary and
incident to the uses of the Easement Area.
To erect , construct, install , and thereafter use , operate , in-
spect, repair, maintain, reconstruct, modify, and remove the
following:
Electric transmission and distribution lines;
upon, over, and across said property as herein described and any
ways, streets, roads, or alleys abutting same; and to cut, trim
and control the growth of trees and other vegetation on and in
the easement area or on adjoining property of GRANTORS, which
might interfere with or threaten the operation and maintenance of
any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of GRANTEE.
GRANTORS expressly subordinate all rights of surface use inci-
dent to the mineral estate to the above described uses of said
surface by GRANTEE, and agrees to sublender' s subordinations on
behalf of GRANTEE upon request.
It is expressly understood that the GRANTORS or future Owners of
this property reserve the right to use this EASEMENT for all pur-
poses which do not interfere with or prevent its use by the
GRANTEE.

TO HAVE AND TO HOLD the rights and interests herein described un-
to the CITY OF COLLEGE STATION , TEXAS, and its successors and as-
signs , forever, and GRANTORS do hereby bind themselves , their
heirs, executors, and assigns, to warrant and forever defend , all
and singular, these rights and interests unto the CITY OF COLLEGE
STATION , TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or to claim same , or any
part thereof .

Being a strip of land in the Morgan Rector League in Brazos County,
Texas , fifty ( 50 ' ) feet in width through that 63 . 61 acre tract
conveyed to E.W. Schultz and James E. Jett, trustees, by deed recorded
in Volume 334, Page 356 of the Deed Records of Brazos County, Texas ,
Save and Except that 18.45 acre tract conveyed to Leroy S. Fletcher by
deed recorded in Volume 488, Page 885 of the Deed Records of Brazos
County, Texas , and lying twenty-five (25 ' ) feet each side of the
following described centerline:
Beginning in the northwest line of the said Schultz and Jett tract, at
a point located S 42 degrees 27 ' 48" W - 352.9 feet from the northwest
corner of the said Schultz and Jett tract.
Thence S 39 degrees 28 ' 56" E - 171 . 2 feet, parallel to and 55 ' from
the centerline of the existing Gulf States Utilities Company power
line, to an angle point;
Thence S 39 degrees 35 ' 08" E - 606 . 4 feet, continuing parallel and
55 ' from the centerline of the existing Gulf States Utilities Company
power line, to the end of this easement in the northwest line of the
C.F. Goen 64 . 1 acre tract described by deed recorded in Volume 95,
Page 259 of the Deed Records of Brazos County, Texas , at a point
located N 42 degrees 18 ' 20" E - 175 . 3 feet from the most northerly
corner of the said Leroy S. Fletcher tract.

described centerline:

the City of College Station Texas , according to plat of record in
