containing 35.00 acres of land more or less.
SAVE AND EXCEPT Grantors reserve all oil, gas and other
minerals, except Grantors hereby do SELL, GRANT and CONVEY a five
( 5%) percent nonparticipating royalty interest in any oil, gas or
other mineral lease executed by Grantors . Grantors grant, sell
and convey the right of ingress and egress for the purpose of
developing oil, gas or other minerals to the said property.
THIS CONVEYANCE IS MADE AND ACCEPTED SUBJECT TO THE
FOLLOWING:
1 . Right-of-way Easement granted to the City of Bryan by
F. M. Arnold, dated February 8, 1972, recorded in Volume 301,
Page 631, Deed Records of Brazos County, Texas .
2 . Right-of-way Easement granted to the City of Bryan by
Charles E. Pearce and wife, Betty, dated April 30, 1957, recorded
in Volume 187, Page 405, Deed Records of Brazos County, Texas .
TO HAVE AND TO HOLD the above-described premises together
with all and singular the rights and appurtenances thereto and
anywise belonging unto the said Grantee, its successors and
assigns forever; and Grantors do hereby bind themselves, their
heirs and assigns to warrant and forever defend all and singular
the premises unto the said Grantee, its successors and assigns
against every person whomsoever lawfully claiming or to claim the
same or any part thereof.
