COUNTY OF BRAZOS *
THAT, OFF-CON JOINT VENTURE, GRANTOR, of the County of
Brazos, State of Texas, for and in consideration of the payment
of TEN AND NO/l00 DOLLARS, cash, and other good and valuable
consideration, in hand paid to GRANTOR by the City of College
Station, Texas, the receipt of which is hereby acknowledged,
HAS GRANTED, SOLD, AND CONVEYED and by these presents does GRANT,
SELL, and CONVEY unto the said City of College Station, a Texas
Municipal Corporation certain rights and interests in the nature
of an EASEMENT on and through the following described property:
Being part of Block U, University Park Section II, College
Station, Texas, as platted and recorded in Volume 523, Page
439, Deed Records, Brazos County, Texas.
Provided however, that this conveyance shall grant the rights
herein specified only as to that portion of the above described
property more particularly described by course, width, and
centerline on the attached Exhibit "A" , known as the "Easement
Area" .
To erect, construct, install, and thereafter use, operate,
inspect, repair, maintain, reconstruct, modify, and remove the
following:
Water transmission and distribution lines, and related
facilities and equipment ,r+

upon, over, and across said property as herein described and any

any public utility equipment, accessories, or operations. It is
understood and agreed that any and all equipment and facilities
placed upon said property shall remain the property of Grantee.
TO HAVE AND TO HOLD the rights and interests herein described
unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and
assigns forever, and GRANTOR DOES hereby bind itself, its
successors and assigns to warrant and forever defend, all and
singular, these rights and interests unto the CITY OF COLLEGE
STATION, TEXAS, and its successors and assigns, against every
person whomsoever lawfully claiming, or the claim same, or any
part thereof.

BEGINNING at a point S 68°55'33" W and 7.50' from the front common
property corner between Lots 1 and 11 , Block U, University Park
II ;
THENCE N 21°4'27" W for a distance of 82.0' ;
THENCE N 66°4'27" W for a distance of 62.0' ;
THENCE S 68°55'33" W for a distance of 162.0' ;
THENCE N 21°4'27" W for a distance of 621 .0' to a point
N 74°55'40" E and 34.69' from the northwesternmost property corner
of Block U, University Park Section II , to the end of said easement.
