D. LETBETTER and wife , LUCILLE D. LETBETTER, GRANTORS of the County of Brazos, State of Texas, for and in consideration of the payment of TEN AND NO/100 DOLLARS, cash, and other good and valuable consideration , in hand paid to GRANTOR(s) by the City of College Station , Texas, the receipt of which is hereby acknowledged, HAVE GRANTED, SOLD, AND CONVEYED and by these present do GRANT, SELL, and CONVEY unto the said City of College Station , a Texas Municipal Corporation certain rights and interests in the nature of an EASEMENT on and through the following described property: Being situated in the Morgan Rector League in Brazos County, Texas and being a 51. 8 acre tract of land conveyed to T. D. Letbetter by John H. Pruitt et ux by deed recorded in Volume 136, Page 223 of teh Deed Records of Brazos County, Texas. Provided however , that this conveyance shall grant the rights herein specified only as to that portion of the above described property more particularly described by course , width, and centerline on the attached Exhibit "A" , known as the " Easement Area" , and any additional area outside the easement area necessary to install and attach anchors and guy lines or wires. To erect, construct, install, and thereafter use , operate , inspect, repair , maintain, reconstruct, modify, and remove the following : ✓ / Electric transmission and distribution lines J. -/ /: ?:'/? �� ,r, rj upon , over , and across said property as herein described and any ways, streets, roads, or alleys abutting same; and to cut, trim and control the growth of trees and other vegetation on and in the easement area or on adjoining property of Grantor , which might interfere with or threaten the operation and maintenance of any public utility equipment, accessories, or operations. It is understood and agreed that any and all equipment, poles, and facilities placed upon said property shall remain the property of Grantee . TO HAVE AND TO HOLD the rights and interests herein described unto the CITY OF COLLEGE STATION, TEXAS, and its succesors and assigns forever , and GRANTOR(s) DOES hereby bind themselves, their successors and assigns to warrant and forever defend, all and singular , these rights and interests unto the CITY OF COLLEGE STATION, TEXAS, and its successors and assigns, against every person whomsoever lawfully claiming, or the claim same , or any part thereof. Letbetter and wife, Lucille D. Letbetter by John H. Pruitt it ux by deed recorded in volume 136 page 223 of the Deed Records of Brazos County, Texas and being more particularly described by the following centerline description: The following is a centerline description of a twenty (20) foot wide utility easement, said easement to be measured ten (10) feet in width on each si-de of the following described centerline. Commencing at the most northerly corner of the described T.D. Letbetter Tract, said point also being a point in the right-of-way line of Sebesta Raad. Thence in a southwesterly direction along the right of way of S-ebesta .Road a distance of ten (10) feet to the point of beginning. Thence along centerline S 44° 58' E, parallel to and ten (10) feet inside the northeast property line of this tract of property and the southwest property line of Foxfire Subdivision, for a distance of 1987 feet to the point of exit from the property.
